About The Position

JLL is seeking an Assistant Chief Engineer for Critical Environments. This role involves supervising and directing operating engineers in the installation, repair, and maintenance of base building and critical system machinery and equipment. The Assistant Chief Engineer is responsible for supervising the operating team on their shift and will assume the Chief Engineer's responsibilities when the Chief Engineer is not on site. Requirements

  • Hands-on experience in a data center/critical facility, including UPS Systems, emergency generators, and switch-gear
  • High School diploma or GED equivalent
  • 5+ years related work experience, including supervisory experience
  • Operating Engineers license (SMA) or equivalent
  • Certification as a Universal Technician for CFC’s (or within 90 days of employment)
  • Demonstrated verbal/written communication skills.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to read, analyze, and interpret technical procedures, or governmental regulations and codes.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before small groups of tenants or fellow employees.
  • Working knowledge or the capability of developing proficient knowledge of Microsoft Word, Microsoft Excel, Outlook and Microsoft Access and any other software packages.
  • Must be able to professionally interact with tenants and contractors.
  • Must be able to work different schedules.
  • Must be able to work Holidays.
  • Must be able to respond to site emergencies.
  • Candidates must be authorized to work in the United States without sponsorship.

Responsibilities

  • Supervise and direct maintenance staff on shift and monitor performance of assigned responsibilities.
  • Perform and/or direct the performance of all maintenance departmental service requests, ensuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience.
  • Check malfunctioning equipment and ascertain corrective action required to restore to satisfactory operating condition.
  • Provide training and supervision aimed at expanding the capabilities of the operations staff, including demonstrating proper tool use, basic maintenance, safety, and troubleshooting procedures.
  • Supervise and implement the preventative maintenance program, including scheduling, performing/delegating tasks, ordering parts, and maintaining inventory.
  • Direct the performance of contracted maintenance work, ensuring timely completion and fulfillment of warranty obligations.
  • Maintain, monitor, and perform preventive maintenance and continuous operation of all building systems including fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, PDU, generators, primary switch gear), emergency backup systems, and hot water systems.
  • Monitor operation, adjust, and maintain refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; and other mechanical and electrical equipment.
  • Analyze the operation of various systems, determine the cause of any problems/malfunctions, and take corrective action as required.
  • Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials.
  • Maintain a clean and safe workplace.
  • Ensure the availability of an adequate operating inventory of tools and supplies, including preparing purchase-order requests and developing sources for stock materials.
  • Oversee the operational management and effective daily leadership and administration of the engineering team to ensure safe, efficient, and cost-effective operation of machinery and systems.
  • Ensure the highest level of professionalism and commitment to meeting client needs and achieving 100% uptime.
  • Protect and improve the value of client assets and ensure building engineering systems perform their intended function.
  • Oversee the activities of contractors working within the building.
  • Keep records of building rounds and readings, all engineering logs, and engineering data sheets.
  • Provide advance training and notification to contractors regarding building functions and work to be performed.
  • Understand and comply with emergency escalation procedures.
  • Ensure the Critical Facility Work Authorization (CWA) process is well-understood.
  • Ensure strict adherence to Critical Awareness Process, Technical Bulletins, established engineering guidelines, processes, and procedures.
  • Assist Chief Engineer in implementation of Key Performance Indicators (KPI’s) and Individual Performance Plans.
  • Perform additional job duties as requested.
  • Assist Chief Engineers in supervising operating engineers.
  • Carry out supervisory responsibilities in accordance with company policies and applicable laws, including planning, assigning, and directing work.
