About The Position

Leisure World of Maryland Corporation (LWMC), the property management company for Leisure World of Maryland, is seeking an Assistant Building Engineer. This is a full-time position with a 40-hour work week, scheduled Monday through Friday from 8:30 am to 5:00 pm, with on-call emergency coverage and backup as required. The ideal candidate will possess five (5) or more years of experience in the maintenance of residential buildings, including troubleshooting, repair, and maintenance of associated building systems. A 3rd Class Engineering License is preferred. The Assistant Building Engineer provides the knowledge and skills required to maintain, repair, and replace building systems equipment associated with all HVAC and mechanical systems within assigned residential building(s) (Mutual) that comprise the Leisure World of Maryland Community. Responsibilities include assisting in, performing, or overseeing the maintenance and repair of systems such as air conditioning, heating, plumbing, electrical lighting, utilities, elevators (as applicable), fire sprinkler, standpipe, hot water heaters, electric door answering systems, fire alarm systems, garage door openers, and other various building equipment/systems typically found in a residential building. The position requires providing input and assistance to the Building Engineer and other assigned maintenance staff for the overall upkeep and repair of the building(s) (Mutual). It also includes assisting in the day-to-day oversight of contractors working on these building systems. The Assistant Building Engineer provides on-call emergency coverage and backup as needed. Other responsibilities include assisting in the execution and implementation of the preventative maintenance program, performing physical work related to preventative maintenance, responding to resident requests and complaints, troubleshooting and repairing building systems and components, managing work orders, and documenting/recording system status and inspections to comply with various tenant accreditations. This position involves daily interaction with the Building Engineer, Property Manager, and Maintenance Assistants to assess priorities for service calls, assignments, and regular communication among building staff. Working under the direction of the Building Engineer and in collaboration with the Property Manager, this role helps establish long-term needs, coordinate multiple assignments, and develop plans and timelines for resolving recurring building issues. A customer service approach is essential for dealing with owners, residents, renters, and contractors. Strong communication (oral and written), effective listening, problem-solving, and dispute resolution skills are required. The Assistant Building Engineer must interact effectively with LWMC management, staff, peers, and the Board of Directors upon request. Requirements
