About The Position

The Asset Recovery Analyst supports the Company's efforts to minimize financial losses by managing the recovery of delinquent tenant accounts and overseeing the eviction and collections process. This role serves as a key liaison between internal stakeholders in the Company’s leasing, asset management and property management departments on the one hand, and external legal counsel on the other, to ensure matters are resolved efficiently and in accordance with the law and company policies. The Analyst monitors recovery activities, provides reporting and financial analysis, and helps drive strategies that maximize recovery outcomes while mitigating risk. Through proactive case management and cross-functional collaboration, this position contributes to the Company's overall revenue recovery objectives.

Requirements

  • High school diploma or GED required.
  • Minimum of 2 years of experience in collections, accounts receivable, paralegal/legal support, property management, or a related function required.
  • Strong quantitative and qualitative analytical skills.
  • Solid grasp of basic accounting and math principles.
  • Excellent interpersonal, communication and writing skills.
  • Strong organizational skills, detail oriented, and exemplary work ethic.
  • Computer literacy with emphasis on MS Outlook, Word and Excel.
  • Ability to work with a diverse group of people.

Nice To Haves

  • Bachelor’s degree in Business, Finance, Accounting, Paralegal Studies, or a related field preferred.

Responsibilities

  • Perform eviction and collection work for a defined set of shopping centers.
  • Master basic legal principles for assigned jurisdictions related to collection, eviction, retail bankruptcy, leasing and apply knowledge to management of litigation caseload.
  • Review lease documents, amendments, aging reports, account ledgers, and related correspondence to support default, collection, settlement, and litigation strategy.
  • Engage and manage outside counsel, as necessary, to litigate collection/eviction matters.
  • Monitor tenant accounts receivable and aging reports to identify, understand, and reconcile delinquencies; update and maintain bad debt reserves.
  • Prepare and issue default notices and demand letters in accordance with lease terms.
  • Negotiate settlements and payment plans with tenants and communicate with senior management and executives to obtain authority.
  • Timely communicate litigation progress to internal stakeholders.
  • Coordinate with property management on recovering possession of leased premises, and, if allowable under state law, manage lockout process.
  • Coordinate with outside counsel on judgment enforcement, post-judgment collection activity, payment monitoring, and matter closure.
  • Follow all policies and processes of the Company, the Legal Department, and the Asset Recovery function.
  • Other duties as assigned.
