About The Position

Triangle DeCon Services Inc. is a full-service real estate advisory firm with a focus on project development and construction management for private developers and public organizations in Southern California. We are seeking an Asset Move Project Manager II for a full-time position with the Los Angeles Community College District (LACCD). This role is responsible for managing Furniture, Fixtures, and Equipment (FF&E) for new, renovated, and swing space projects, including programming, specification, drawing review, budget tracking, procurement coordination, scheduling, installation, and punch list activities. The position also involves move management, including scope creation, bidding, analysis, budget tracking, coordination, and on-site oversight to ensure complete functional occupancy. The role requires strategic oversight of FF&E programming, budgeting, quotes, procurement, scheduling, installation, and move coordination from pre-move to close-out phases. Services are provided under the direction of the College Project Director (CPD) and the Manager of Relocation Project Management team. The Project Manager will coordinate with Procurement for purchasing, work with various stakeholders (CPD, A/E team, Building User Groups) to define project scope and requirements, and tour college facilities to understand project sequencing and needs. Responsibilities include identifying swing space, developing FF&E budgets, attending project meetings, reviewing documents to ensure infrastructure coordination, planning relocations, coordinating IT equipment with the Technology Project Manager, and ensuring project budgets and schedules are met. Value engineering, scheduling logistics for timely delivery and installation, coordinating specialty contractors, managing deliveries and access, and coordinating asset tagging and disposition of surplus FF&E are also key duties. The role involves maintaining project documentation and coordinating project close-out efforts for FF&E and move services.

Requirements

  • A four-year college degree from an accredited college or university in Architecture, Interior Architecture, Interior Design, Construction/Project Management, Planning, Facilities Management or related area.
  • 7 - 10 years of project management and coordination experience in fields related to Move/Relocation Management, Project Management, Interior Design, Facilities Management, or Coordination/Procurement of Furniture, Fixture and Equipment.
  • In lieu of a four-year college degree, 11 – 14 years of relevant experience is required.
  • Ability to read architectural and furniture drawings.
  • Knowledge of furniture and equipment specifications and procurement.
  • Flexibility to work at any of the LACCD colleges and site locations.
  • Strong written and oral communication, organizational, and interpersonal skills.
  • Proficiency in Microsoft Office software.
  • Proficiency in Adobe Acrobat or Bluebeam software.

Nice To Haves

  • Educational and Public Works experience.
  • Procurement, FF&E sourcing or asset management experience.
  • Knowledge/proficiency in AutoCAD software.
  • Proficiency in Visio or Design software.
  • Interior Design Certification CID, CCIDQ
  • Membership with IIDA, AIA, IFMA

Responsibilities

  • Manage Furniture, Fixtures, and Equipment (FF&E) for new, renovated, and swing space projects.
  • Oversee FF&E programming, specification, drawing review, budget tracking, procurement coordination, scheduling, installation, and punch list activities.
  • Manage move logistics, including scope creation, bidding, analysis, budget tracking, coordination, and on-site oversight.
  • Provide strategic oversight of FF&E programming, budgeting, quotes, procurement, scheduling, installation, and move coordination.
  • Coordinate with Procurement for the purchasing of FF&E using best-value and/or low bid public contracting.
  • Work with CPD, Project Architects (A/E) team, Manager of Relocation Project Management team, and Building User Groups (BUG) to identify project scope, budget, schedule, and FF&E requirements.
  • Identify potential swing space and coordinate its securing and removal from college availability.
  • Develop scope of work for swing space construction or FF&E.
  • Assess and identify existing furniture and equipment for relocation and reuse.
  • Create and validate FF&E budgets at key project milestones.
  • Attend weekly project meetings to ensure accurate FF&E specifications, furniture layouts, and FF&E lists.
  • Review programming, design, and construction documents to ensure coordination of electrical/data/infrastructure/utility requirements and anchoring details.
  • Plan relocation of existing furniture and equipment.
  • Coordinate IT equipment with the Technology Project Manager for budget, scope, procurement, and installation.
  • Ensure project FF&E and Move budget and schedule are met.
  • Provide value engineering efforts as needed.
  • Coordinate scheduling logistics for timely FF&E delivery, installation, and punch-list sign-off.
  • Coordinate and procure specialty contractors or movers for delivery, installations, and/or connections.
  • Coordinate FF&E deliveries, path of travel, and parking.
  • Coordinate asset tagging of new FF&E and disposition of surplus FF&E.
  • Arrange for unlocking and re-securing of areas for installers and movers.
  • Coordinate the transfer of FF&E Keys and keying plans.
  • Maintain all FF&E, move management, moving, and storage related documents.
  • Coordinate project close out efforts for FF&E and Move services.
  • Provide project status reports and other requested information.
