About The Position

The Asset Manager is responsible for the day-to-day oversight and viability of the existing multifamily portfolio, vacant land, and commercial facilities. The incumbent possesses strong working knowledge in physical needs assessments, forecasting of operating expenses and revenue projections. The Asset Manager works independently or alongside Project Management and Finance Teams, collaborates with Property Management Companies, and reports to the Senior Vice President of Financial Planning & Asset Management.

Requirements

  • Ability to model complex financial transactions in various software programs.
  • Knowledge of HUD, LIHTC, city, state, and the Agency's regulations, policies, and procedures.
  • Knowledge of real estate property and asset management operations.
  • Knowledge of basic office procedures and practices, grammar, and business English.
  • Knowledge of Fair Housing, Equal Opportunity, and Nondiscrimination laws and regulations.
  • Ability to understand, interpret, explain, and apply detailed and complex regulations, policies, and procedures governing the administration of assisted housing programs.
  • Strong analytical skills and experience in financial analysis (NPV, IRR, lease comparison, ROI, DCF modeling, payback, analyzing financial statements, etc.)
  • Advanced verbal and written communication skills and the ability to present effectively to both small and large groups.
  • Ability to determine, calculate, tabulate, or summarize data/information and includes performing subsequent actions in relation to these computational operations.
  • Ability to establish priorities in workload and to assure continuity of workflow.
  • Self-motivated and proactive with the ability to work both independently and as a team player.
  • Strong work ethic and commitment to meeting aggressive deadlines, handling multiple projects, setting priorities, thinking creatively, and bringing fresh ideas to the team.
  • Ability to establish and maintain effective working relationships with co-workers and persons outside the Agency.
  • Ability to prepare clear and concise narrative and statistical reports and deal effectively with situations requiring tact and diplomacy, yet firmness.
  • Considerable skills in operating appropriate computer equipment, applicable software, and general office machines.
  • 3+ years of experience in real estate or similar industry
  • A bachelor's degree or equivalent experience is required in multifamily real estate asset management.

Responsibilities

  • Conducts monthly financial analysis of operating and development assets, including creating detailed pro-forma and financial models.
  • Gathers, compiles, investigates, and analyzes market data to identify market trends and prepares narrative memoranda, detailed reports, and market summaries that provide insights on both the property operation and market trends.
  • Tracks variances against established budgets for hard and soft costs and, in concert with the developers and operations, provides recommendations for corrective action and facilitates the process for reserves request funding.
  • Monitors and reports on the status and progress of sales transactions and new product deliveries within the assigned geographic region.
  • Establishes critical timelines and deadlines for tasks and activities related to the proposed transaction and identifies and effectively addresses issues or problems that could otherwise adversely affect closing.
  • Works proactively to identify property performance issues before they arise and collaborate with internal teams and external parties to implement process improvements that drive increased revenue, reduced operating expenses, promote efficiencies, and promote the overall performance of the assets.
  • Maintain detailed and complete working files for all properties such as operating, management and development agreements.
  • Maintain clear and consistent communication with property management companies regarding objectives and operations as they relate to project budgets, lease-up, maintenance, risk management, rent collections, annual and periodic monitoring and compliance, insurance claims, and day-to-day procedural issues.
  • In conjunction with property management companies, ensure successful and timely lease-up of newly completed projects.
  • Assist with the Bond Monitoring Program including bond compliance, and annual reporting.
  • Ensure timely completion and filing of all required regulatory and tax exemption forms.
  • Prepares reports, memos, and presentations to management, as needed.
  • Ensure compliance with EEOC, Fair Housing, low-income housing tax credits and adherence to any other applicable laws.
  • Perform other duties as required.
