About The Position

Our client is seeking an experienced Asset Manager to oversee a multi‑market portfolio of apartment communities and drive long‑term value creation. This role sits close to the investment decision‑makers and acts as the owner’s representative for a sizable multifamily portfolio. You’ll own asset‑level strategy and performance, working closely with property operations, investments, and capital partners to maximize NOI, capital efficiency, and long‑term asset value. It’s a great fit for someone who enjoys combining deep financial analysis with hands‑on partnership across markets.

Requirements

  • 5+ years of experience in real estate asset management, portfolio management, or related financial analysis, with a strong preference for multifamily/apartment portfolios.
  • Experience working with regional/property management teams and overseeing assets across multiple markets; REIT or institutional owner/operator background is a plus.
  • Comfortable juggling a large, complex portfolio and prioritizing across assets and markets.
  • Advanced Excel skills, including DCF/IRR modeling, sensitivity analysis, and handling large data sets.
  • Experience with property management/asset management systems (e.g., Yardi, RealPage, Entrata or similar), and interest in BI/analytics tools.
  • Strong financial literacy: P&L ownership, variance analysis, budgeting, and capital planning.
  • Clear, concise communicator who can translate complex financial data into simple, actionable stories for operators and leadership.
  • Able to balance deep analytical work with relationship‑building and influence across property management, investments, and external partners.
  • Self‑directed, proactive, and comfortable identifying issues early and proposing solutions.
  • Collaborative team player who enjoys contributing to evolving processes and best practices in asset management.

Responsibilities

  • Own performance for a large multifamily portfolio spanning multiple markets, acting as the primary asset‑level point of accountability.
  • Develop and execute business plans for each asset, including rent strategy, operating expense management, capital planning, and value‑add/renovation initiatives.
  • Maintain in‑depth market knowledge for each submarket (supply/demand, competitive set, new deliveries, rent trends) and adjust strategy accordingly.
  • Oversee lease‑up and stabilization plans for value‑add and newly delivered communities in partnership with operations and marketing.
  • Lead the annual budgeting process for your portfolio (revenue, operating expenses, capital), including bottoms‑up assumptions and scenario analysis.
  • Monitor monthly and quarterly results vs. budget, identify root causes of variances, and recommend specific corrective actions.
  • Build and maintain asset‑level cash flow models, including DCF/IRR analysis and hold/sell scenarios, to support investment and capital allocation decisions.
  • Track and report on capital projects to ensure they are on budget, on schedule, and delivering expected returns.
  • Contribute to portfolio‑level reports and presentations for leadership and investors by providing clear variance analysis and asset‑level commentary.
  • Partner with regional and on‑site property management teams to implement best practices that drive occupancy, rent growth, resident experience, and cost control.
  • Participate in regular revenue and strategy calls, bringing a portfolio‑wide view on pricing, concessions, occupancy mix, and renewal tactics.
  • Conduct periodic property visits to assess physical condition, on‑site execution, and competitive positioning; translate findings into concrete follow‑up actions.
  • Support underwriting and due diligence for acquisitions within your markets through lease file review, performance assumptions, capex plans, and market analysis.
  • Assist with dispositions by preparing asset‑level financial summaries, business plan narratives, and buyer due diligence materials.
