About The Position

We are seeking an experienced Asset Manager to oversee a growing multifamily real estate portfolio valued at approximately $200 million. The portfolio currently consists of 650+ apartment units across three stabilized communities in Albany, NY, with a fourth 165-unit development expected to come online within the next 18 months. This is a strategic, finance and operations-focused position responsible for maximizing portfolio performance. While third-party property management companies oversee the day-to-day operations, this role serves as the owner's representative, ensuring every property is operating efficiently, meeting financial goals, and performing at its highest potential. This is not a property management, leasing, or on-site management role.

Requirements

  • Experience in real estate asset management, real estate operations, acquisitions, finance, or portfolio management.
  • Strong financial and analytical skills with the ability to interpret budgets, operating statements, and key performance metrics.
  • Experience identifying operational improvements and cost-saving opportunities.
  • Excellent organizational, problem-solving, and project management abilities.
  • Comfortable working independently while collaborating closely with ownership.
  • Strong communication and negotiation skills.
  • Ability to travel to Albany, NY on a weekly or bi-weekly basis.

Nice To Haves

  • Multifamily experience is preferred but not required. Candidates with strong real estate operations or asset management backgrounds from other property sectors are encouraged to apply.

Responsibilities

  • Analyze financial performance across the multifamily portfolio and identify opportunities to increase NOI and overall asset value.
  • Monitor property operations to ensure third-party management companies are meeting ownership expectations.
  • Review operating budgets, financial reports, occupancy trends, leasing performance, and expense reports.
  • Identify operational inefficiencies and implement strategies to improve performance.
  • Audit property operations to ensure nothing falls through the cracks.
  • Evaluate staffing levels, leasing conversions, operational metrics, and overall property performance.
  • Review and optimize vendor contracts, including landscaping, maintenance, utilities, and other service providers through competitive bidding and negotiations.
  • Develop recommendations to reduce expenses while maintaining property quality and resident satisfaction.
  • Partner with ownership on strategic planning and long-term portfolio growth.
  • Assist with oversight and planning as the fourth multifamily development comes online.
  • Travel to the Albany properties approximately every other week for a two-day site visit.
