About The Position

White Lotus Group (WLG) is seeking an experienced Asset Manager to oversee their diverse portfolio across commercial, multi-family, and hospitality assets. This role is crucial for developing and executing business plans, optimizing portfolio performance, and ensuring financial health. The Asset Manager will act as a key liaison between ownership, property management, and construction/development teams, driving strategic decisions and managing risks. This is a full-time, in-person role based in Omaha, NE, with some travel expected, reporting to the Executive Vice President of Operations.

Requirements

  • 5+ years of experience in asset management, portfolio management, or a senior property management/finance role within real estate.
  • Experience spanning more than one asset class (commercial, multi-family, or hospitality) is strongly preferred; WLG’s portfolio crosses all three.
  • Strong financial acumen: comfortable building and defending a pro forma, reading a P&L, and translating numbers into a decision.
  • Working knowledge of loan documents, reserve requirements, and lender or investor reporting expectations.
  • Proven ability to set targets and hold property-level teams accountable to them without owning their day-to-day operations.
  • A generalist’s range and a specialist’s discipline; willing to learn the operating nuances of each asset class rather than defaulting to what’s familiar.
  • Proficiency in Yardi or comparable property/asset management software, and Office 365 (Word, Excel, PowerPoint).
  • Bachelor’s degree in real estate, finance, business, or a related field preferred; CPM, CCIM, or similar designation a plus.

Responsibilities

  • Own the business plan of WLG’s portfolio across commercial, multi-family, and hospitality assets, recommending hold, reposition, refinance, or disposition strategies to ownership.
  • Oversee all third-party management vendors for optimizing overall portfolio performance.
  • Assist with setting annual budgets and performance targets (NOI, occupancy, revenue growth, expense ratios) for each asset, in partnership with property management and finance.
  • Evaluate capital improvement and value-add opportunities, building the financial case (ROI, payback, impact on asset value) for ownership approval.
  • Track each asset against its business plan and escalate variances before they become surprises.
  • Review monthly and quarterly property financials against budget, identify variances, and drive corrective action with property management teams.
  • Prepare asset-level and portfolio-level performance reporting for ownership and, where applicable, lenders and capital partners.
  • Monitor loan covenants, reserve requirements, and refinancing or maturity timelines across the portfolio.
  • Partner with finance on cash flow forecasting and distribution planning.
  • Lead the overall property and casualty policies set to cover the overall portfolio.
  • Lead the execution of risk mitigation and prevention policies.
  • Lead any applicable claims management issues.
  • Review annual property tax valuations and lead applicable appeals processes.
  • Serve as the connective layer between ownership, property management, and construction/development on asset-level decisions.
  • Partner with construction and development on capital projects and repositioning work, keeping scope and budget aligned to underwriting.
  • Support acquisition and due diligence efforts with underwriting, market analysis, and risk assessment as WLG evaluates new opportunities.
  • Build and maintain key vendor, lender, and broker relationships relevant to asset performance.
