About The Position

The Asset Manager plays a critical role in the execution of the firm's asset management strategy, overseeing a portfolio of industrial assets and driving initiatives that enhance property performance and long-term value creation. This role serves as a key liaison among various teams to ensure business plan objectives are achieved. The Asset Manager will take ownership of asset-level performance, financial analysis, market intelligence, and operational execution while supporting investor reporting and portfolio-wide strategic initiatives. This position offers an opportunity to influence investment outcomes through proactive asset oversight, data-driven decision making, and cross-functional leadership. We are open to this role sitting in either our Atlanta, GA or Chicago, IL office.

Requirements

Bachelor's degree in Finance, Real Estate, Accounting, Economics, or related field.
4-7 years of experience in asset management, investments, commercial real estate, finance, or related disciplines.
Strong financial modeling and analytical skills, including proficiency in Excel.
Demonstrated ability to manage multiple assets and priorities in a fast-paced environment.
Understanding of commercial lease structures, property operations, and real estate valuation concepts.
Strong communication and relationship management skills.

Responsibilities

Manage the day-to-day oversight of a regional portfolio of industrial assets, partnering with third-party property managers and internal stakeholders to drive performance and value creation.
Support the development and execution of property-level business plans designed to maximize asset value and investment returns.
Monitor operational and financial performance against budgets, forecasts, and strategic objectives, identifying opportunities and risks.
Independently perform financial analyses related to leasing activity, capital investments, operating performance, and projected returns.
Develop and maintain financial models to evaluate asset performance, leasing scenarios, capital expenditures, and investment opportunities.
Conduct market research and competitive analysis within assigned markets and submarkets, providing actionable recommendations to support asset strategy.
Assist with quarterly asset valuations, portfolio reviews, and valuation-related reporting.
Partner with Financial Planning & Analysis on annual budgets, reforecasts, capital planning, and long-term asset strategies.
Oversee third-party property managers and coordinate with construction managers to ensure effective execution of operating plans, capital projects, and tenant initiatives.
Review and abstract leases, identifying key economic terms, landlord and tenant responsibilities, and associated financial implications.
Support leasing initiatives through financial analysis, market insights, and evaluation of proposed transactions.
Collaborate with Accounting, Property Management, and Asset Management leadership to ensure accurate and timely financial reporting.
Prepare monthly, quarterly, and annual reporting packages for internal stakeholders and investment partners.
Assist with investor communications, including recurring performance updates, reporting requests, and portfolio analyses.
