Asset Management Analyst
About The Position
This role involves supporting asset managers in overseeing a diverse portfolio of properties. The analyst will be responsible for cash flow modeling, market research, and preparing business plans and budgets. They will provide day-to-day oversight of property operations, coordinate with third-party operators and joint venture partners, and develop strategies to improve performance and investment returns. The position requires supporting property-level decisions with analysis and reporting, coordinating dispositions and refinancing, and assisting the Acquisitions team with due diligence. Building strong working relationships with internal and external stakeholders is crucial. The role also includes market visits to assess operations and competition, and monitoring market conditions in collaboration with the Research team.
Requirements
- BS/BA and a strong academic record with emphasis on real estate, finance, accounting and/or economics preferred.
- 1 - 2 years of direct real estate asset management experience required.
- Strong analytical and organizational skills.
- Knowledge of accounting and finance principles.
- Strong oral and written communication skills.
- Experience and fluency with Argus valuation software and Excel necessary.
- Ability to select and efficiently manage the activities of internal resources and third-party service providers
- Exposure to financial modeling with Excel and Argus as well as general quantitative skills
Responsibilities
- Work on an assigned portfolio spanning multiple property types, geographies, asset managers, and investment risk profiles
- Support asset managers through cash flow modeling, competitive and market research, and preparation of annual business plans and budgets
- Provide day-to-day oversight of property operations and coordination with third-party operators and joint venture partners
- Develop and evaluate portfolio and property business plans to improve performance, investment returns, and capital deployment
- Support property-level decisions with analysis and proper reporting to communicate investment plans and status for internal and external portfolio stakeholders
- Coordinate property dispositions and refinancing opportunities with joint venture partners, AEW team members, and third-party legal counsel
- Assist Acquisitions team with due diligence and the effective onboarding of new investments
- Build strong working relationships with team members, joint venture partners, property managers, project managers, and other third parties
- Visit assigned markets and properties to support business plans, monitor operations, assess competition, and identify improvement opportunities
- Monitor market conditions and collaborate with AEW’s Research team to understand its outlook and recommendations for each market
