About The Position

The Asset Management Analyst plays a critical role in safeguarding the financial health and regulatory compliance of a diverse portfolio of affordable housing communities. Reporting to the Senior Vice President of Asset Management, the Analyst is responsible for the ongoing financial monitoring, operational analysis, and investor reporting for properties financed through the Low-Income Housing Tax Credit (LIHTC) program, tax-exempt bonds, HUD programs, and other federal and state affordable housing resources. This position serves as a key analytical resource within the Asset Management team, synthesizing complex financial data into actionable intelligence that supports sound decision-making for internal stakeholders, investors, lenders, and development partners. The ideal candidate combines rigorous quantitative skills with a working knowledge of affordable housing operations, partnership structures, and regulatory frameworks.

Requirements

  • Bachelor's degree in Finance, Accounting or Real Estate, or a closely related field is required.
  • Minimum of two (2) years of professional experience in financial analysis, accounting, real estate asset management.
  • Advanced proficiency in Microsoft Excel, including financial modeling
  • Proficiency in Microsoft Office Suite (Word, PowerPoint, Outlook).
  • Demonstrated ability to leverage AI tools and business intelligence platforms to enhance analytical productivity.
  • Consistently produces accurate, well-organized work product, even under time constraints .
  • Strong written and verbal communication skills; able to convey financial concepts to diverse audiences, including investors, partners, and senior leadership.
  • Works effectively across departments and with external stakeholders from a wide range of professional backgrounds.

Nice To Haves

  • Coursework or certifications in real estate finance, affordable housing, or tax credit programs (e.g., HCCP, NAHP, or equivalent) is highly desirable.
  • Prior experience in the affordable housing industry, particularly with LIHTC properties, tax-exempt bond transactions, or HUD-assisted housing, is preferred, but not required.
  • Familiarity with partnership structures, limited partnership agreements, and the lifecycle of tax credit investments is a significant advantage.
  • Experience with property management or asset management software platforms (e.g., MRI, RealPage) is preferred.

Responsibilities

  • Collect, review, and analyze monthly and quarterly financial statements, and occupancy data for an assigned portfolio of LIHTC and affordable housing properties.
  • Spread financial and operational data into the company's asset management database (MRI), ensuring accuracy and completeness of all records.
  • Evaluate property-level operating performance against approved budgets, partnership projections, and prior-year results; identify and communicate variances and trends to senior asset management staff.
  • Prepare and maintain portfolio-level Watch List reports by applying established financial and operational criteria; monitor Watch List properties for improvement or further deterioration.
  • Assist in the preparation of quarterly investor reports, annual sponsor reviews, and other periodic deliverables in accordance with partnership agreements and investor requirements.
  • Support the preparation of materials for owner meetings, fund-level reporting, and internal portfolio reviews.
  • Coordinate with internal departments (Accounting, Compliance, Tax) to ensure alignment and accuracy of reported financial and operational metrics.
  • Track and process upper-tier and lower-tier contribution requests; verify compliance with partnership agreement requirements prior to recommending approval.
  • Assist asset managers with cash flow analyses, refinancing evaluations, general partner removal proceedings, and other transaction-related activities.
  • Maintain construction draw tracking schedules and lease-up summaries for properties in the development and stabilization pipeline.
  • Prepare sources and uses reconciliations on development deals.
  • Establish and maintain productive working relationships with property management/leasing staff and other internal and external partners.
  • Follow up with internal departments and external stakeholders to obtain required financial deliverables, resolve discrepancies, and respond to property-related inquiries.
  • Attend property management meetings and internal team meetings as assigned.
  • Identify opportunities to improve data quality, reporting processes, and analytical tools; participate in the development and implementation of process enhancements.
  • Leverage technology, including advanced Excel functions, business intelligence tools, and AI-assisted analytics, to increase the efficiency and accuracy of reporting workflows.
  • Contribute to departmental special projects and ad hoc analyses as directed by senior leadership.
