About The Position

Park Property Management Company is seeking a dynamic and experienced Area Property Manager to oversee their multi-family residential communities in Blacksburg, Virginia. This role is responsible for the overall operational, financial, and team performance of the Highlands and Fieldstone communities. The Area Property Manager provides strategic leadership to multiple onsite teams ensuring both properties operate efficiently, achieve occupancy and revenue goals, deliver exceptional resident service, and remain fully compliant with company policies and applicable regulations. The ideal candidate is a hands-on, results-driven leader with strong financial acumen, proven team-building skills, and demonstrated experience managing multi-site residential communities.

Requirements

  • Minimum of 5+ years of property management experience, including multi-site or area management
  • Proven experience managing budgets and financial performance
  • Strong leadership, communication, and organizational skills
  • Working knowledge of Fair Housing laws, landlord-tenant regulations, and compliance requirements
  • Proficiency with property management software (e.g., Yardi, Entrata, RealPage, or similar systems)
  • Ability to travel regularly between Highlands and Fieldstone
  • Valid driver's license and reliable transportation
  • Strong attention to detail, extremely organized, and able to manage multiple projects and priorities through the course of the day.
  • Fair but firm approach to employee and resident relations.
  • Self-motivated, proactive, and able to communicate important details with limited supervision.
  • Ability to read and interpret contracts, legal terms, and complex financial data.

Nice To Haves

  • Experience managing properties in a college-town or competitive rental market
  • Affordable housing management experience
  • CAM, ARM, or CPM designation

Responsibilities

  • Provide direct oversight and leadership for onsite Property Managers, Leasing teams, and Maintenance supervisors at both communities
  • Ensure daily operations run efficiently and consistently across Highlands and Fieldstone
  • Establish performance expectations, conduct coaching, and support professional development for onsite staff
  • Maintain a strong on-site presence and serve as a visible leader for both teams
  • Fulfill the role of Community Manager in the event of vacancies
  • Prepare, manage, and monitor annual budgets for both properties
  • Track financial performance, control expenses, and identify opportunities to improve NOI
  • Review monthly financial reports, variance reports, and capital expenditures
  • Approve invoices, purchase orders, and payroll activity in accordance with company policies
  • Oversee leasing strategies to achieve and maintain occupancy and renewal targets
  • Partner with the Regional Marketing Manager to implement effective marketing, outreach, and resident retention initiatives that drive occupancy goals
  • Adjust expectations for the Remote Leasing Agent by engaging with the Director of Marketing to ensure the support needs for both properties are being met
  • Analyze leasing trends, pricing strategies, and market conditions in the Blacksburg area
  • Ensure leasing practices align with Fair Housing and company standards
  • Ensure maintenance teams provide timely, high-quality service and preventative maintenance
  • Ensure that there is coverage and schedules set for shared personnel between Highlands and Fieldstone
  • Oversee capital projects, and vendor performance
  • Conduct regular property inspections to ensure curb appeal, safety, and asset preservation
  • Ensure compliance with inspection standards, life-safety requirements, and local codes
  • Be available for emergencies after hour
  • Promote a positive resident experience and professional service culture
  • Address escalated resident concerns and resolve issues effectively
  • Ensure compliance with lease enforcement, policies, and procedures
  • Manage risk, safety initiatives, and insurance or incident reporting as required
