About The Position

At Green Alpha Property Management, our mission is to improve the lives of our stakeholders through our property management services. We are a growing real estate management and commercial investment company headquartered in Raleigh, NC, with an expanding presence in the Southeast United States. We specialize in acquiring, managing, and enhancing commercial real estate properties. As an Area Property Manager, you will play a crucial role in the daily management of our expanding portfolio, overseeing all property management for the Dallas region and implementing strategic plans for each property. This role requires up to 50% travel within the Dallas and surrounding areas.

Requirements

  • 5+ years of real estate experience in property management, investing, or asset management
  • Management experience required
  • Various System Experience (excel, word, etc) required
  • Strong desire to uphold personal honesty, integrity, and work ethic
  • Maintains a passionate and enthusiastic attitude
  • Drivers License and ability to drive to various properties
  • Show Legal documentation showing ability to work in the United States

Nice To Haves

  • Experience with Appfolio preferred but not required

Responsibilities

  • Bring a positive, upbeat, and driven attitude to help build lasting relationships with tenants and team members.
  • Effectively manage a team of property managers throughout the region.
  • Solely responsible for hiring, onboarding, disciplinary actions, etc., for properties within the region.
  • Oversee each property manager to ensure all aspects of property management (leasing, communication, maintenance, compliance, contract management, collections, screening, onboarding, evictions, renovations, facility services, etc.) are carried out effectively, efficiently, and in alignment with company standards.
  • Work closely with the Vice President of Property Management to ensure Property Managers receive optimal training.
  • Directly oversee contractor relationships to ensure units are renovated and refurbished quickly, within company standards and agreed-upon budgets.
  • Directly oversee capital projects for each property within the region and track CAPEX spend for each project.
  • Work closely with the company Project Manager and Vice President of Integrations to ensure aggressive progression of property-specific strategic plans.
  • Identify and select contractors to perform CAPEX-related projects.
  • Work closely with the Regional Maintenance Director to ensure work orders and emergent facility-related issues are resolved in a timely fashion.
  • Ensure units are 100% ready for move-in (checklists, physically visiting units, etc.).
  • Provide direct oversight of the rent roll of each property in the region to drive occupancy and decrease past-due balances.
  • Continuously analyze reporting in company software to increase efficiencies and proactively identify and solve problems.
  • Ensure marketing for each property is established and maintained routinely in accordance with company standards.
