About The Position

As the largest nonprofit affordable housing provider in the nation, we build, preserve, and manage program-enriched housing across the country. The Area Management Specialist ensures that the operations of the properties in assigned area of oversight are in compliance with Mercy Housing standards and expectations. This is an on-site position that requires travel throughout the Denver area.

Requirements

  • High school diploma or equivalent.
  • Working knowledge of applicable local and federal housing laws, including Fair Housing and Landlord and Tenant laws.
  • Experience being accountable for financials.
  • Previous property management experience including HUD, Low Income Tax Credits, Rural Housing, and Tax-Exempt Bond properties.
  • Comprehend and communicate in the English language both orally and in writing.
  • Interpret and understand financial information generated from property management software reports.
  • Proficiency with Microsoft Office.
  • Define and solve problems.

Nice To Haves

  • Professional certification in property or affordable housing management.
  • Minimum of two (2) years of administrative, accounting, customer service, and/or supervisory experience.

Responsibilities

  • Follow rent collection procedures and work toward achieving collection benchmarks.
  • Maintain occupancy levels at or above budgeted goals whenever possible.
  • Strive to achieve maximum allowable rents under applicable regulatory programs.
  • Monitor and adhere to approved property budgets, identifying opportunities for improvement.
  • Regularly review and manage property expenses to stay within budget guidelines.
  • Work to meet and exceed Controllable Net Operating Income (NOI) targets.
  • Oversee regulatory compliance, ensuring all files, certifications, and required documentation are accurate and up to date.
  • Maintain each property’s physical standards in line with ownership and Operational Excellence expectations.
  • Oversee and ensure completion of preventative maintenance schedules for assigned properties.
  • Implement and uphold environmentally responsible practices as outlined by ownership.
  • Manage day-to-day operations and supervision of site-level staff to ensure efficiency and adherence to company standards.
  • Foster positive, collaborative relationships both internally and externally, responding promptly to requests and concerns.
  • Support staff development by ensuring participation in required training and professional education.
  • Promote effective use of property management, accounting, and HR software, providing guidance and training as needed.
