This role involves executing, supervising, and inspecting the operations and maintenance of all building equipment. This includes the testing, overhauling, installation, and repair of sophisticated refrigeration, dehumidification, air-conditioning, ventilation, and heating systems. The supervisor will serve as the primary point of contact for building maintenance issues, manage customer expectations, and perform/supervise service calls and preventive maintenance across various building systems like HVAC, carpentry, plumbing, painting, and electrical tasks. A key responsibility is acting as the principal repair technician for critical or complicated failures, communicating service details, and managing customer concerns. The role also includes supervising on-site and off-site technicians, vendors, and subcontractors, managing material and vendor requirements, allocating resources, and coordinating activities. The supervisor will act as a liaison with customers, administrators, and operational employees to ensure contract performance, report to higher management, and communicate directly with clients. Developing and maintaining schedules and performance standards, as well as maintaining the computerized maintenance management system, are also essential. Regular and punctual attendance is required, along with performing other assigned duties.
