About The Position

Join HH Red Stone, a fast growing property management company with a strong national footprint. We are seeking an experienced Area Manager to oversee a portfolio of residential communities throughout the Washington, DC market. This is a high impact leadership role that combines direct property management responsibilities with portfolio oversight. The Area Manager will serve as the acting Property Manager for one assigned community while also providing leadership, operational support, and performance oversight for several additional properties within the portfolio. The ideal candidate is a strong operator who can successfully lead teams, drive financial performance, solve complex operational challenges, and partner with senior leadership to execute strategic initiatives across multiple assets.

Requirements

  • 5+ years of progressive property management experience, including experience as a Property Manager and oversight of multiple communities or portfolios.
  • Proven leadership experience managing and developing high-performing teams.
  • Strong financial acumen, including budgeting, forecasting, variance analysis, rent roll review, delinquency management, and operational reporting.
  • Experience driving occupancy, revenue growth, expense control, and resident satisfaction.
  • Excellent problem-solving, organizational, and communication skills.
  • Ability to balance strategic priorities with hands-on operational execution.
  • Experience managing multiple priorities and properties within a fast-paced environment.
  • Proficiency with Microsoft Office and property management software platforms such as RealPage, OneSite, Entrata, Yardi, or similar systems.
  • Fair Housing Certification (or willingness to obtain).

Responsibilities

  • Serve as the acting Property Manager for an assigned community, maintaining direct responsibility for day-to-day operations, leasing performance, resident relations, maintenance oversight, budgeting, and financial results.
  • Provide operational oversight and support for a portfolio of additional communities, partnering with on-site Property Managers and teams to achieve occupancy, revenue, resident satisfaction, and operational goals.
  • Lead, mentor, and develop Property Managers, Assistant Property Managers, Leasing teams, and Maintenance teams while fostering a culture of accountability and performance.
  • Review and analyze financial statements, budgets, occupancy reports, delinquency reports, and operational metrics to identify opportunities for improvement.
  • Partner closely with Asset Management and executive leadership to execute business plans, improve property performance, and maximize asset value.
  • Conduct regular site visits, inspections, audits, and team meetings to ensure consistency, compliance, and adherence to company standards.
  • Assist with annual budgeting, forecasting, rent collections, expense management, and financial planning across the portfolio.
  • Drive leasing and resident retention initiatives through oversight of marketing strategies, pricing recommendations, reputation management, and customer service standards.
  • Ensure compliance with all local, state, and federal regulations, including Fair Housing requirements and company policies.
  • Serve as the primary escalation point for complex resident concerns, employee relations matters, operational challenges, and risk management issues.
  • Oversee capital improvement projects, vendor relationships, property transitions, and special projects as assigned.
  • Support recruiting, onboarding, training, succession planning, and performance management efforts across the portfolio.
