The Area Director - Facilities Operations is responsible for directing and overseeing the safe and compliant planning, operation, repair, maintenance, and testing of various facility systems within assigned area/market sites. This includes managing departmental operating expense budgets, developing capital infrastructure budgets, and ensuring approved capital projects are maintained within budget. The role involves collaboration with Planning, Design, and Construction to ensure project specifications are met, and with site and system leaders to plan for current and future operational and maintenance needs. A key responsibility is overseeing the Computerized Maintenance Management System (CMMS) and ensuring an effective preventive maintenance program. The Area Director also collaborates with the Energy Management Team to develop energy plans, support sustainability programs, and identify improvement opportunities. Continuous improvement, innovation, and regulatory compliance are critical, ensuring adherence to federal, state, and local ordinances and building codes. The role includes oversight of safety, environment of care, and emergency preparedness programs through inspections and performance improvement initiatives. Master planning of utility infrastructure for efficiency and future expansion is also a core function. Additionally, the Area Director performs human resources responsibilities for staff, including interviewing, selection, staff development, performance evaluations, and employee relations. They are responsible for understanding and adhering to the organization's Code of Ethical Conduct and providing leadership for a facilities training program and succession planning. The role involves designing and directing work, selecting, coaching, and developing teams, setting objectives, and managing organizational talent through performance management and development.
