About The Position

Morguard is seeking an experienced Apartment Maintenance Technician who is HVAC or EPA certified to join their team. This full-time position involves resolving work orders, completing preventative maintenance, and supporting daily onsite operations under the direction of the Lead Maintenance Technician and Community Manager. The role requires participation in an on-call rotation for emergencies, which includes a weekly stipend. The technician will be responsible for making minor repairs within apartments, assisting with routine maintenance and capital improvement projects, and ensuring the community and residents' well-being by maintaining high standards.

Requirements

  • HVAC or EPA Certified (Type I and Type II/EPA Universal Certification required).
  • General knowledge or direct experience in plumbing, drywall repair, painting, carpentry, appliance repair, pressure cleaning, or minor electrical troubleshooting and repair.
  • Previous experience on a mid-rise apartment community, including closing work orders and turning apartments.
  • Valid Driver's License.
  • Ability to respond to after-hours or weekend emergencies.
  • High school graduate.
  • Must provide proof of a valid Driver's License in good standing.

  • Technical school preferred.

Responsibilities

  • Accurately assess the root cause of each work order and complete repairs to improve residents' homes.
  • Conduct daily property walks to identify and clear trash or debris.
  • Prepare vacant apartment units for new residents by following guidelines and using expertise.
  • Respond to assigned work orders or general maintenance requests in a timely manner.
  • Communicate with the Maintenance Supervisor or Property Manager regarding progress or delays.
  • Assist the Maintenance Supervisor with special projects or property-wide routine maintenance.
  • Adhere to company operating and safety policies, procedures, and relevant laws, including Fair Housing.
