About The Position

CVG Properties is actively searching for a skilled and enthusiastic Apartment Maintenance Technician to join our team at The Mark at Midtown, a 274-unit mid-rise community in Dallas, TX. This role focuses on providing residents with a great living experience and values employees as its most important asset. As a Maintenance Technician, you will collaborate with the Maintenance Team and Community Manager to deliver excellent customer service, maintain the grounds and buildings, and prepare apartments for new residents. This is a hands-on role that requires some personal tools. Previous apartment maintenance experience is preferred.

Requirements

  • High school diploma or GED required
  • 1+ years of experience in residential/apartment property management or a directly related field
  • General maintenance, HVAC, and carpentry skills
  • EPA Section 608 Certification preferred (or ability to obtain within a defined period of hire)
  • Yardi experience preferred
  • Excellent customer service and interpersonal skills, with the ability to relate well to others
  • Ability to communicate in English - verbally and in writing - sufficient to respond to on-call and after-hours service calls, interact effectively with residents, and accurately complete on-call and site inspection logs
  • Valid driver's license, satisfactory motor vehicle record, and current auto insurance required
  • Compliance with all safety requirements
  • Ability to work in a fast-paced team environment
  • Ability to work evenings and weekends if/when necessary (including on-call rotation)
  • Understanding of and adherence to Fair Housing laws

Nice To Haves

  • Previous apartment maintenance experience is preferred.

Responsibilities

  • Complete make-ready turns, including painting, repairs, appliance testing, mechanical work, and carpentry.
  • Report any maintenance concerns on appliances, HVAC, electrical, and more (e.g., replacing light bulbs in common areas and breezeways, replacing window screens, replacing air filters, moving appliances).
  • Report maintenance concerns on available apartments, models, and common areas to the Community Manager.
  • Respond to service work orders to make technical repairs or replacements, and assist the maintenance staff as needed.
  • Answer and resolve after-hours emergency calls on a rotating schedule with the Maintenance Team.
  • Maintain meticulous upkeep of grounds, amenities, and building exteriors, including minor landscaping duties as needed and pressure washing.
  • Interact and communicate effectively with residents, property staff, and vendors to complete maintenance duties and requests.
  • Observe and promote safety and risk management in accordance with local, state, and federal regulations and company policy.
  • Promote resident satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and prospective residents at all times.
  • Conduct pre-move-in and post-move-out apartment inspections and ensure timely completion of quality unit turns.
