About The Position

HIRING - EXPERIENCED APARTMENT MAINTENANCE TECH (FULL-TIME) join our awesome apartment maintenance team in Omaha! This is a hands on job that will deal with HVAC repair, make-readies, work orders and grounds. In this position, you will float between our 7 properties maintenance teams and assist when and where needed. A strong background in HVAC is required to be considered for this position. Requirements

2+ years’ experience in maintenance or equivalent
6+ months experience in apartment maintenance
Dry walling including painting and carpentry
Basic knowledge of plumbing, sweeting copper pipe preferred
Basic knowledge of electrical including outlets, switches and light fixtures
Basic repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers and garbage disposal
Required experience in HVAC with EPA certification and/or boiler system knowledge, air conditioning repair knowledge is necessary
Some knowledge of water heaters both electric and gas
Problem solving skills
Be able to provide great customer service to our residents
Have basic safety training or be willing to go through basic training within 30/days

Nice To Haves

Housing inspection experience preferred
Pool experience with CPO certification preferred

Responsibilities

Ensure all work orders are completed in a timely manner based on priority
Make Ready / Turning Units in between tenants
Painting/Staining both interior and exterior applications
Manage and adapt a preventative maintenance program
Exterior structural maintenance as needed
Managing coverage of a 24/7 emergency cell phone
Snow removal (when applicable)
Pool maintenance (where applicable)

$27-29 an hour
full-time year round work and pay (bi-weekly)
Annual opportunity for a raise every year up to 5%
Quarterly maintenance bonus structure, up to $750.00
On-Call Bonus, $100. If on-call on a holiday=$50 for that day
