About The Position

Windsor at Cambridge Park is a mid-rise style community consisting of 398 apartment homes. Windsor Communities is the recipient of the 2025 Kingsley Excellence Award for Overall Customer Service. This role involves performing routine maintenance tasks, completing work orders, preparing vacant units for new residents, responding to emergency calls, conducting preventive maintenance, ensuring safety compliance, managing inventory, keeping accurate records, and interacting professionally with residents, contractors, vendors, and suppliers. The position also requires collaboration with the property management team.

Requirements

  • High school diploma or GED.
  • Minimum of 2 years of experience in apartment maintenance or a related field.
  • Proficient in using hand and power tools.
  • Strong experience in HVAC, plumbing, electrical, and general maintenance repairs.
  • Excellent problem-solving skills and attention to detail.
  • Ability to work independently and as part of a team.
  • Excellent communication and interpersonal skills.
  • Experience and ability using smart devices and property management software.
  • Ability to lift and carry up to 50 pounds.
  • Ability to stand, walk, bend, and climb stairs/ladders for extended periods.

Nice To Haves

  • Technical training or certifications in relevant fields (e.g., HVAC, plumbing, electrical) preferred.
  • EPA Type II preferred or ability to become certified within 90 days of start date.
  • CPO (Certified Pool Operator) preferred or ability to become certified within 90 days of start date.

Responsibilities

  • Perform routine maintenance tasks including plumbing, electrical, painting, carpentry, and appliance repairs.
  • Maintain property curb appeal and all pool/spa/fountains.
  • Complete work orders efficiently and ensure they are closed out within 24 hours.
  • Prepare vacant units for new residents, including painting, cleaning, and necessary repairs.
  • Respond to emergency maintenance requests and after-hours calls in an on-call rotation.
  • Conduct regular inspections and preventive maintenance on all equipment and systems (e.g., HVAC, plumbing, electrical, Fire & Life Safety) to ensure proper functioning and to prevent potential issues.
  • Ensure compliance with all safety regulations and policies.
  • Maintain a clean and safe working environment using proper PPE (Personal Protective Equipment).
  • Manage and track inventory of maintenance supplies and equipment.
  • Maintain accurate records of maintenance activities, repairs and daily mechanical rounds.
  • Interact with residents in a professional and courteous manner, addressing their concerns promptly and effectively.
  • Interact professionally with contractors, vendors, and suppliers.
  • Work closely with the property management team to identify and resolve maintenance issues.
