About The Position

The Community Manager manages the day-to-day operations of a 70 Unit apartment community in Santee, working with the Community Maintenance Supervisor and Regional Manager to provide excellent customer service and housing that the company is proud to own and rent. The role involves operating and managing the property to achieve or exceed budgeted financial and operational goals. The Community Manager ensures compliance with company policies, Fair Housing laws, the Americans with Disabilities Act, the Fair Credit Reporting Act, and other relevant California regulations for multi-family housing operations. This position requires strong customer service, communication, and organizational skills, a positive and professional demeanor, attention to detail, and the ability to work with minimal supervision. Key activities include daily interaction with tenants, maintaining the property's overall wellbeing, advertising and renting vacant units, and managing maintenance and procurement.

Requirements

  • 2+ years of property management experience.
  • At least 1 year of Community Manager experience preferred.
  • Budget/financial knowledge and experience required.
  • Multifamily legal/eviction knowledge and experience required.
  • Recent experience managing a multi-family apartment community.
  • Supervisory/management experience a must.
  • Yardi, CRM and Rent Café experience preferred.
  • Team building and effective management skills a must.
  • Demonstrated operations skills including customer relations, marketing, leasing/sales, budgeting.
  • Expertise in California landlord/tenant and fair housing laws.
  • Knowledge of, and demonstrated skills in, de-escalation during emotionally charged interactions with residents.
  • Possession of a valid driver's license.

Responsibilities

  • Manages the day-to-day operations of a 70 Unit apartment community.
  • Provides excellent customer service.
  • Ensures the property operates to achieve, meet, or beat budgeted financial and operational goals.
  • Ensures compliance with company policies, Fair Housing, ADA, FCRA, and other relevant laws and regulations.
  • Interacts with tenants daily.
  • Maintains the overall wellbeing of the property.
  • Advertises and rents vacant units.
  • Manages maintenance and procurement.
  • Meets targeted revenues by helping set rental rates, ensuring timely collection and posting of rent and fees, making electronic bank deposits, and preparing/reviewing monthly financial status reports.
  • Responds promptly to residents and prospective residents.
  • Responsible for all aspects of management including leasing, rent collection, maintenance supervision, and property upkeep.
  • Approves invoices from vendors, contractors, and service providers by reconciling work performed or products purchased and managing communication between parties.
  • Controls expenditures by staying within budget constraints and manages the community petty cash fund.
  • Oversees the lease enforcement process, including approving applications, discounts, and renewal leases, conducting inspections, following notice requirements, evicting residents, and imposing/collecting late fees.
  • Analyzes and interprets market and economic trends impacting the property and implements marketing and leasing strategies to achieve occupancy and revenue goals.
  • Promotes resident satisfaction and retention by responding to complaints, questions, and requests promptly and resolving service issues.
  • Ensures the maintenance team complies with company standards for responding to and completing resident service requests.
  • Conducts regular property inspections to ensure safety, cleanliness, and general appearance standards are met.
  • Supervises property staff, leading hiring, training, and performance management in accordance with company policies.
