About The Position

The Real Estate Portfolio Analyst provides analytical and operational support to the Real Estate team by delivering portfolio insights, maintaining critical reporting, and supporting strategic lease and portfolio initiatives. This role partners closely with Portfolio Management, New Store Leasing, Finance, Lease Administration, and third-party service providers to ensure accurate portfolio data, actionable reporting, and timely execution of key real estate activities. The Portfolio Analyst plays a key role in identifying opportunities to optimize the real estate portfolio, reduce occupancy costs, and support informed business decisions across both the existing store portfolio and new store development pipeline.

Requirements

  • Bachelor's degree in Real Estate, Finance, Business Administration, Economics, or a related field.
  • Advanced proficiency in Microsoft Excel, including formulas, PivotTables, lookups, and data analysis; experience with Power Query, Power Pivot, VBA, or macros is a plus.
  • Strong analytical, organizational, and problem-solving skills with exceptional attention to detail.
  • Demonstrated ability to manage multiple priorities, meet deadlines, and adapt in a fast-paced environment.
  • Strong written and verbal communication skills with the ability to present information clearly to business partners and executive leadership.
  • Ability to analyze large data sets and translate findings into actionable business recommendations.
  • Candidates must be authorized to work in the United States without the need for current or future visa sponsorship.

Nice To Haves

  • Experience supporting retail real estate, commercial leasing, portfolio management, or store development.
  • Experience with real estate management platforms such as Accruent, Lucernex, Tango, Yardi, CoStar, or similar systems.
  • Experience analyzing lease, financial, or portfolio data through prior professional experience, internships, or relevant coursework.
  • Experience creating dashboards and reports using Power BI, Tableau, or similar business intelligence tools.
  • Understanding of commercial lease terminology, key lease provisions, and retail real estate metrics.

Responsibilities

  • Analyze the real estate portfolio to identify trends, risks, and opportunities that support lease negotiations, portfolio optimization, and occupancy cost reduction.
  • Prepare, maintain, and distribute weekly and monthly Portfolio Datasheets and other recurring portfolio reports.
  • Administer and monitor the Lucernex Key Date Workflow, partnering with Lease Administration to ensure critical lease events are tracked and executed on time.
  • Maintain executive reporting and portfolio dashboards, including deal approvals, cost savings, lease negotiation activity, portfolio metrics, and executive summaries.
  • Maintain portfolio records, including landlord contact databases, surplus property inventories, and other portfolio documentation.
  • Proactively identify stores presenting strategic lease negotiation opportunities, including upcoming lease expirations, rent reduction opportunities, and potential disposition or dark store candidates, and communicate recommendations to the Portfolio Management team.
  • Research and analyze real estate market conditions, lease data, demographic information, and portfolio performance metrics to support strategic planning and executive decision-making.
  • Support the Director of Portfolio Management in resolving portfolio issues, monitoring key dates, and executing special projects.
  • Support the Director of New Store Leasing through reporting and analysis of the New Store Opening (NSO) pipeline, including weekly, monthly, and quarterly KPI reporting.
  • Coordinate with Portfolio Management and New Store Leasing to identify opportunities where lease negotiations can maximize overall portfolio value.
  • Partner with Portfolio Managers, Real Estate Managers, Finance, Lease Administration, Legal, Construction, and third-party service providers to support lease renewals, new store development, portfolio optimization, and other strategic initiatives.
  • Coordinate with third-party vendors to ensure timely reporting, KPI tracking, and production updates.
  • Perform additional duties and special projects in support of the Real Estate organization.
  • Other duties as assigned.
