About The Position

The Analyst | Asset Management role supports the financial and operational management of Remedy's portfolio of medical outpatient buildings across the country. You will own financial modeling, forecasting, lender and investor reporting, portfolio performance analysis, budget oversight, and asset-level business plan execution. If you're analytically curious, detail-oriented, and motivated to build deep expertise in healthcare real estate asset management, we want to hear from you. This role works closely with Asset Management, Property Management, Leasing, Accounting, and external lenders and investors to ensure accurate reporting, compliance with loan requirements, and informed investment decision-making. You'll develop deep expertise in commercial real estate finance, healthcare real estate market dynamics, and modern financial analysis tools. As part of a growing asset management team, you'll have direct exposure to portfolio strategy and lender relationships.

Requirements

  • Bachelor's degree in a relevant field (e.g., business, economics, finance, real estate, or similar).
  • 1–3 years of experience in real estate asset management, acquisitions, lending, valuation, or a related field.
  • Experience with commercial real estate financial analysis and discounted cash flow modeling is required.
  • Proficiency in Microsoft Excel and strong financial modeling skills are required.
  • Working knowledge of Argus Enterprise and Yardi is required.
  • Understanding of commercial real estate finance, leasing, property operations, and lender reporting requirements.
  • Strong analytical, quantitative, and problem-solving abilities.
  • Excellent written and verbal communication skills, with the ability to present complex financial analysis to technical and non-technical audiences.
  • Strong organizational skills with the ability to manage multiple priorities and deadlines in a fast-paced environment.
  • Ability to work independently and take ownership of financial analyses while collaborating effectively with internal and external stakeholders.
  • High attention to detail and commitment to producing accurate, professional work product.
  • Comfort learning new tools and platforms, including cloud-based data environments and analytics applications.
  • Ability to work from Remedy's Chicago office on a hybrid schedule (2–4 days per week).

  • Familiarity with real estate concepts, medical outpatient building (MOB) structures, and tenant characteristics is preferred.

Responsibilities

  • Prepare and maintain property-level financial models, forecasts, budgets, valuations, and business plans using Argus Enterprise and Excel.
  • Update and maintain Argus Enterprise models, including leasing assumptions, speculative leasing, capital expenditures, financing assumptions, and healthcare real estate-specific scenarios.
  • Prepare periodic and ad hoc financial analyses related to portfolio performance, leasing activity, capital projects, acquisitions, dispositions, and refinancing opportunities.
  • Conduct sensitivity analyses and scenario modeling to evaluate investment performance, debt service coverage, and strategic alternatives.
  • Analyze operating statements, rent rolls, budgets, operating expense reconciliations, and other property-level financial data to identify trends, risks, and opportunities.
  • Calculate and monitor key real estate metrics including occupancy, WALT (weighted average lease term), NOI, rent growth, delinquency, and mark-to-market IRR.
  • Evaluate prospective leasing transactions, tenant performance and creditworthiness, capital projects, and other value-enhancement initiatives.
  • Prepare, implement, and monitor property-level business plans and annual budgets; track performance against objectives and provide recommendations to improve operating and financial results.
  • Analyze market conditions, competitive positioning, operating performance, and strategic opportunities to inform asset-level decision-making.
  • Support appraisal, disposition, refinancing, and acquisition processes by compiling financial information, analysis, and market research.
  • Coordinate with Leasing, Property Management, Accounting, and Operations teams to ensure consistency of assumptions, data integrity, and reporting across the portfolio.
  • Monitor tenant credit, lease expirations, and renewal opportunities to support proactive asset management.
  • Prepare and distribute recurring lender, investor, and ownership reporting packages in accordance with loan agreements and reporting requirements.
  • Monitor compliance with loan covenants, reserve requirements, debt service coverage tests, reporting deadlines, and other financing obligations.
  • Coordinate monthly, quarterly, and annual lender reporting submissions, including financial statements, rent rolls, operating reports, budgets, compliance certificates, and covenant calculations.
  • Serve as a liaison between ownership, property management teams, and lenders to facilitate information requests, audits, inspections, and due diligence processes.
  • Coordinate loan draw requests, reserve reimbursements, capital expenditure funding requests, and other financing-related submissions.
  • Maintain organized records of loan documents, reporting requirements, lender correspondence, and compliance tracking schedules.
  • Upload and distribute investor reporting materials and support documentation through designated reporting platforms and data rooms.
  • Generate, analyze, and distribute portfolio and property-level reports from Yardi and other reporting systems; identify data gaps and integrity issues.
  • Support the development and maintenance of financial reporting tools, databases, and dashboards (including internal platforms) to improve efficiency and data quality.
  • Coordinate with internal teams and software providers to improve data integrity and system integration between property management (Yardi), financial modeling (Argus), and analytics platforms.
  • Establish and maintain Argus modeling standards; review model inputs for accuracy, consistency, and alignment with portfolio strategy.
  • Develop reporting processes, controls, and best practices to improve efficiency, accuracy, and stakeholder communication.
  • Complete special projects and strategic initiatives, as assigned.
