About The Position

Community Action Partnership of Belknap-Merrimack Counties (CAPBM) is seeking an Affordable Housing Multi-Site Property Manager to perform on-site and centralized management, compliance, administrative, and operational duties for the affordable housing projects managed by CAPBM. This role is crucial in ensuring the smooth operation of housing projects, maintaining positive resident relations, and upholding compliance standards. The position involves traveling to multiple properties within Belknap-Merrimack County and directly contributing to a positive participant experience. CAPBM is dedicated to fostering independence and resilience in families and individuals through various community support programs.

Requirements

  • Associate’s degree in business, human services, or related field; or equivalent work experience.
  • Minimum of 2 years of Affordable Housing experience required.
  • Strong organizational, communication, and interpersonal skills.
  • Attention to detail, confidentiality, problem-solving skills, and a commitment to fostering a positive workplace.

Nice To Haves

  • Prior housing, property management, or resident service experience preferred.
  • Proficiency in affordable housing software such as Onesite, Boston Post, or Yardi.
  • Knowledge of HUD and FHEO rules and regulations regarding eligibility requirements for tenancy.

Responsibilities

  • Serve as the primary contact for residents, addressing questions, complaints, and concerns promptly and professionally.
  • Collect rents, arrearages, and other required payments, maintaining accurate financial records.
  • Investigate, document, and resolve resident complaints, coordinating solutions with maintenance staff, vendors, and the Housing Director.
  • Facilitate open communication with residents regarding housing policies, lease requirements, and service expectations.
  • Oversee intake, certification, and recertification processes to support fair access and full occupancy.
  • Complete lease signings and annual recertification for all properties.
  • Coordinate property inspections, maintenance schedules, and vendor services to ensure safe, quality housing conditions.
  • Provide residents with timely updates on property issues, scheduled repairs, and resolution timelines.
  • Review and verify vendor invoices, statements, and service provider billings, ensuring accountability in operational expenditures.
  • Prepare operational reports and summaries for the Housing Director, highlighting resident concerns and corrective actions.
  • Promote a resident-focused culture emphasizing respect, responsiveness, and problem-solving.
  • Travel to multiple properties throughout Belknap-Merrimack County.
