About The Position

PrimeSites is seeking an experienced and detail-oriented Roving Compliance Associate to provide onsite compliance support across our affordable housing portfolio. This position partners closely with Property Managers, applicants, residents, onsite teams, and the Compliance Department to ensure accurate, timely, and consistent compliance with affordable housing program requirements, including Low-Income Housing Tax Credit (LIHTC), HOME, Housing Trust Fund (HTF), HUD, Rural Development, and other applicable regulatory programs. This role is ideal for a self-motivated compliance professional who enjoys travel, problem-solving, training others, and serving as a trusted resource across multiple communities. The successful candidate must be based in Nebraska and able to travel regularly throughout the portfolio. Travel may be up to 100%, with the potential to be home most nights depending on the candidate’s location and assigned property needs. The Roving Compliance Associate plays a key role in maintaining audit-ready resident files, supporting successful lease-ups and acquisitions, reinforcing standardized procedures, and helping onsite teams meet required deadlines while delivering a professional and responsive experience for applicants and residents. This position reports to the Compliance Director.

Requirements

  • Minimum of 3 years of affordable housing compliance experience, with hands-on file review, certification processing, and audit preparation.
  • Strong knowledge of LIHTC regulations in Nebraska required.
  • Strong understanding of income calculations, asset verification, student status rules, eligibility requirements, annual recertifications, interim certifications, and regulatory documentation standards.
  • Excellent organizational, communication, customer service, problem-solving, and training skills, with strong attention to detail and accuracy.
  • Ability to work independently, manage multiple priorities and deadlines, and exercise sound judgment with minimal supervision.
  • Must be based in Nebraska and willing to travel frequently, up to 100%, with the potential to be home most nights depending on location and assignment.
  • Valid driver's license with acceptable driving record.
  • Proficiency with Microsoft Office and compliance software.
  • Ability to interpret and apply federal, state, investor, syndicator, lender, and agency compliance requirements.
  • Must provide three professional references.
  • Successful completion of a criminal background check.

Nice To Haves

  • Experience with HOME, HTF, HUD, Rural Development, and other affordable housing programs preferred.
  • Preferred certifications include HCCP, COS, TCS, EIVS, CAM, ARM, or similar affordable housing compliance credentials.
  • Experience with Appfolio property management system preferred.

Responsibilities

  • Assist Property Managers, applicants, and residents with the affordable housing certification process, including explaining program requirements and collecting required eligibility documentation.
  • Process and review initial, annual, and interim certifications.
  • Verify household income, assets, and program eligibility.
  • Review resident files for accuracy, completeness, and regulatory compliance; conduct quality control reviews and internal file audits.
  • Identify file deficiencies, communicate documentation needs and corrective actions to onsite staff, and help ensure certifications are completed accurately and within required deadlines.
  • Provide onsite support during lease-ups, staffing vacancies, acquisitions, and special projects.
  • Train, mentor, and support Property Managers and leasing staff on LIHTC, HOME, HTF, HUD, Rural Development, and other applicable compliance procedures.
  • Assist communities in preparing for agency, syndicator, lender, and investor audits.
  • Maintain organized electronic and physical resident files and promote consistent documentation standards across assigned communities.
  • Research regulatory updates and communicate changes to the Compliance team.
  • Promote consistent compliance practices across the portfolio.
  • Collaborate with the Compliance Department to develop, refine, and implement standardized procedures, checklists, and best practices across the portfolio.
  • Travel regularly throughout Nebraska and assigned portfolio locations to provide onsite compliance support as business needs require.
