The Haverkamp Group is a collection of companies focused on multifamily development, acquisitions, design, construction management and property management, and is the parent company to Haverkamp Properties and Haverkamp Construction. In 2000, the Haverkamp Group began building properties in Ames, IA, and has since grown to own/manage over 5,000 units across Ames, the greater Des Moines area, Eastern Iowa and Omaha, Nebraska. The company is actively acquiring and building conventional market-rate apartments, age-restricted (55+) active living properties, and student housing complexes.

The Acquisitions & Development Associate will support the growth of Haverkamp Group's acquisition and development platform by helping source, underwrite, capitalize, diligence, and execute multifamily investment opportunities. This role is intended for a highly analytical, detail-oriented, and resourceful individual who takes ownership, follows through, and helps the team keep score as Haverkamp Group expands its multifamily investment pipeline.

Requirements

• Bachelor's degree in Finance, Real Estate, Accounting, Economics, Business, or a related field
• 1-4 years of relevant experience preferred; strong internship experience or exceptional analytical capability will be considered
• Experience or demonstrated interest in multifamily acquisitions, development, asset management, real estate finance, brokerage, construction, or investment analysis
• Strong interest in growing with an entrepreneurial, vertically integrated real estate platform
• Advanced Microsoft Excel and financial modeling capabilities; experience with investment presentations preferred
• Understanding of real estate fundamentals, underwriting, capital structures, sources and uses, cash flow analysis, and investment return metrics
• Strong analytical, organizational, written, and verbal communication skills
• Ability to manage multiple priorities, maintain attention to detail, meet deadlines, and take accountability for proactive follow-through without extensive direction
• Resourceful, curious, and comfortable creating structure, solving problems, and leaning into difficult challenges in a fast-moving environment
• Service-minded and thoughtful in working with colleagues, brokers, lenders, investors, and consultants
• High-integrity approach to handling confidential information, investment materials, financial analysis, and external partner communication

Responsibilities

• Build and maintain financial models, perform initial underwriting, and support return, sensitivity, and pro forma analysis to help the team make disciplined, data-driven investment decisions
• Conduct market research to evaluate submarket fundamentals, competitive supply, rent comparables, demand drivers, unit mix, pricing, amenities, and project positioning
• Prepare and update internal investment summaries, offering memorandums, lender packages, investor materials, capital-raising materials, and fund models that clearly communicate key risks, assumptions, decisions, and next steps
• Own due diligence checklists, transaction data rooms, third-party reports, closing materials, lender and equity partner diligence, and document organization to help ensure open items are identified, assigned, and completed
• Maintain the acquisitions and development report, prepare weekly status updates, and help keep score on active pursuits, project timelines, critical path items, ownership, and follow-up commitments
• Support cash planning, budget tracking, draw coordination, and organization of fund and transaction materials
