About The Position

As an Acquisition Analyst, you will support Fairfield’s investment strategy by analyzing potential multifamily acquisitions and assisting the acquisitions team throughout the underwriting and transaction process. This role provides hands-on exposure to real estate investment analysis, market research, and transaction execution within a collaborative team environment. This position is based at our corporate office in San Diego, CA, with in-office attendance required Monday-Thursday and remote work on Friday. With this hybrid setup, applicants must be within commuting distance of our corporate office in the Sorrento Valley area of San Diego, CA.

Requirements

  • A bachelor or master’s degree in business, real estate finance, accounting, or related field required
  • 0-2 years of experience in commercial real estate financial underwriting, due diligence review and analysis
  • Exposure to real estate financial analysis, investment analysis, or related analytical roles.
  • Understanding of fundamental real estate valuation and investment concepts – IRR, cap rates, etc., including how these metrics are calculated, interpreted, and applied to investment decisions.
  • Strong quantitative skills, with the ability to analyze large data sets and translate numbers into meaningful insights.
  • Excellent communication ability (both oral and written), including the ability to clearly present financial findings to internal stakeholders.
  • Ability to work on multiple tasks in a fast-paced environment while maintaining accuracy and attention to detail.
  • Must be proficient in Microsoft Excel and PowerPoint, including financial modeling, data analysis, and presentation development.
  • Financial modeling and analytical reasoning skills applied to real estate investments.
  • Market research and data interpretation skills.
  • Professional judgment and discretion when handling sensitive financial information.

Responsibilities

  • Working with the acquisition team members to create cash flow projections for properties identified as potential investments.
  • Performing various other types of analysis, research, and financial modeling.
  • Analyzing property-level operating statements, rent rolls, and expense assumptions to support underwriting accuracy.
  • Supporting scenario and sensitivity analyses to evaluate investment risk and return profiles.
  • Conducting market rent surveys.
  • Researching submarket trends, comparable properties, and economic drivers impacting property performance.
  • Evaluating market data to support assumptions used in acquisition underwriting.
  • Assisting in validating revenue and expense assumptions through third-party data and internal benchmarks.
  • Ability to review third-party reports, including appraisals, inspections, and market studies to inform key decision makers with findings.
  • Coordinating acquisition-related data and documentation across other internal teams.
  • Responding to the requests of lenders throughout the acquisition process.
  • Supporting the preparation of materials required for debt and equity partners.
  • Assisting with tracking lender terms, assumptions, and conditions during underwriting and closing processes.
  • Helping to prepare submissions to Fairfield’s Investment Committee.
  • Maintaining pipeline reports for the various fund vehicles.
  • Updating acquisition tracking tools and reports to reflect deal status, assumptions, and timelines.
  • Supporting senior team members with presentation materials and analysis for internal stakeholders.
