About The Position

JLL is seeking an Acquisitions Analyst for its Asset Management Services team within the Value & Risk Advisory group. This role supports a client mandate focused on evaluating real estate investment opportunities across various property types, markets, and strategies. The position involves underwriting, market analysis, preparing client investment committee materials, due diligence, closing execution, and transaction data governance. The analyst will collaborate with client acquisition officers and cross-functional teams, gradually developing independence on specific workstreams. JLL is leveraging a data-driven approach with proprietary analytics and predictive modeling to enhance asset and portfolio performance for clients.

Requirements

  • Bachelor's degree required
  • 3-5 years in a relevant transaction-focused role (acquisitions, asset management, investment banking, real estate private equity, or similar analytical capacity)
  • Track record underwriting commercial real estate deals and constructing property-level cash flow models
  • Proficiency in Argus, Excel, PowerPoint, and Word
  • Grounded in real estate financing structures and standard modeling conventions
  • Familiarity with leasing fundamentals (contractual vs. market rent, escalations, tenant improvements, leasing commissions, expense recoveries, tenant options)
  • Ability to weigh market evidence, identify critical underwriting variables, and form an independent investment view
  • Solid quantitative and analytical capability
  • Strong writing, presenting, and verbal communication skills
  • Meticulous attention to detail regarding data accuracy across models, memos, pipeline systems, and asset information platforms
  • Ability to manage multiple assignments and transaction deadlines with minimal oversight
  • Works well both internally and with external transaction counterparties

  • Experience running acquisitions end-to-end (underwriting through handoff to asset management)
  • Background spanning different property types, markets, or investment strategies
  • Familiarity with underwriting development or redevelopment deals
  • Exposure to joint ventures, incentive-management structures, promote waterfalls, and how transaction documents translate into modeled economics
  • Working knowledge of physical, environmental, lease, title, survey, zoning, tax, insurance, regulatory, financing, and closing considerations

Responsibilities

  • Construct, maintain, and audit cash flow models in Argus and Excel.
  • Apply discounted cash flow and deal-specific valuation approaches to underwrite acquisition opportunities.
  • Model various scenarios (base case, alternative, downside, upside) and stress-test assumptions.
  • Lead independent reviews of models and resolve discrepancies.
  • Revisit and adjust underwriting based on due diligence findings.
  • Ensure underwriting at closing aligns with approved deal structure and closing statements.
  • Evaluate market, submarket, and capital-market dynamics affecting investments.
  • Analyze comparable sales and leases, competing properties, and replacement cost.
  • Assess tenant/resident demand, asset functionality, leasing assumptions, and market liquidity.
  • Lead assigned diligence workstreams from award through closing.
  • Maintain the transaction timeline, tracking key milestones.
  • Examine financial and operating diligence items, including leases, statements, and third-party reports.
  • Coordinate with the engineering team to assess physical and environmental findings and their financial implications.
  • Review closing statements, prorations, invoices, and closing paperwork.
  • Identify and promptly raise execution risks.
  • Build investment committee memoranda and presentation materials.
  • Write clear analyses outlining assumptions, risks, and recommendations.
  • Prepare closing memoranda comparing closing underwriting to investment committee underwriting.
  • Log outstanding action items and transition matters for the asset management team.
  • Take ownership of data accuracy, completeness, consistency, and timeliness across deal pipeline and asset information systems.
  • Cross-check data across various platforms and documents.
  • Input closing underwriting figures, capitalization, projected returns, and final costs into the asset information system.
  • Organize and maintain acquisition records in designated platforms.
  • Coordinate the handoff of finalized models, diligence findings, and supporting files to the asset management team.
  • Identify opportunities to improve data quality, controls, process consistency, and reporting.
  • Partner effectively with client senior investment professionals, functional teams, operating partners, brokers, lenders, consultants, and outside counsel.
  • Manage multiple assignments, respond quickly to requests, and deliver on schedule.
  • Identify and raise potential issues related to investment, execution, guidelines, compliance, data, or controls.
  • Adhere to client risk controls, policies, procedures, and documentation requirements.
  • Act as a final check on analytical accuracy and data quality of deliverables.
  • Manage relationships with client and JLL stakeholders.
  • Ensure all activities comply with JLL's ethical, legal, and operational standards.
