About The Position

The Zoning Technician is a technical position within the Planning & Zoning Division of Planning & Development Services. This role reports to the Planning & Zoning Manager and Assistant Manager. The primary responsibility is to review building permits and zoning-related development applications to ensure consistency with the County’s Land Development Code, approved development orders, site plans, floodplain requirements, and other applicable regulations. The position also involves providing technical assistance to various stakeholders, including applicants, contractors, property owners, design professionals, and County staff, and coordinating reviews with other County Departments and reviewing agencies.

Requirements

  • Graduation from high school or possession of an acceptable equivalent of a diploma.
  • Three (3) years of experience in a building, planning, construction, code compliance, or similar environment.
  • A comparable amount of training, certification, or experience may be substituted for the minimum qualifications.
  • Valid Florida’s Driver’s License and must maintain a good driving record.

Nice To Haves

  • Working knowledge of, or ability to learn and understand the County's Land Development Code, Comprehensive Plan policies, development standards and related permitting procedures.
  • Familiarity with administrative, permitting, enforcement, licensing, and public records processes.
  • General knowledge of building permit intake, site and zoning compliance review, addressing, floodplain/flood zone information, and development review procedures.
  • Ability to explain zoning standards, permit requirements, review comments, and application procedures in a manner that is understandable to customers.
  • Ability to read maps, aerial photographs, engineering scales, flood zone information and other related graphic aids.
  • Ability to provide clear, accurate, and professional information to applicants, contractors, property owners, design professionals, and the public.
  • Ability to manage multiple applications, deadlines, customer inquiries, and review priorities in a fast-paced environment.

Responsibilities

  • Review building permits, site plans, surveys, plot plans, and related documents for zoning compliance, consistency with approved development orders or site plans, and applicable Land Development Code requirements, including setbacks, lot coverage, parking, height, use, access, and other applicable development standards.
  • Review zoning compliance applications for consistency with the provisions of the County's Land Development Code.
  • Assist the public in understanding zoning standards and building regulations.
  • Coordinate zoning and permit review comments with other County Departments or Divisions, as well as external review agencies.
  • Assist in the review of zoning verification requests, zoning use reviews, liquor license applications, and similar administrative applications for consistency with applicable zoning and land use requirements.
  • Review and process flood zone, floodplain, and related zoning inquiries, including the use of FEMA maps, GIS resources, and other available records.
  • Perform related work as requested or assigned.
