About the role Open to candidates based near our NYC office or those willing to relocate. We're looking for a Workplace Lead to own Runway's offices: where they are, how they get built and how they feel to work in. Today that means New York, San Francisco, Seattle, London, Paris, & Tel Aviv. Over the next few years it means more room in those cities and new locations elsewhere. You'll handle the real estate and the buildouts, what it costs to run each site, and the events and visits that happen in these rooms. You'll work with cross functional partners including People and Finance on how much space we need and when, and with IT and Security on what it takes to make a site usable. Expect to be close to the work itself, not only the strategy behind it. Things are always moving quickly at Runway, so this role calls for exceptional organization and the judgment to know what needs a plan and what just needs doing.

Requirements

  • 7+ years in corporate real estate, facilities or workplace operations
  • Deep project management experience across construction schedules, permitting and short-notice logistics
  • Hands-on lease and vendor contract experience, and a budget you personally signed off on
  • Cross-functional experience with teams such as Finance, People, IT and Security
  • At least one office you took from first site visit through opening day
  • Comfort writing the process docs, service standards and vendor scorecards a workplace function depends on
  • Accountability for offices you don't sit in every day

Nice To Haves

  • International real estate, employment or compliance experience is a plus

Responsibilities

  • Handle the daily operation of each office: cleaning, repairs, food, supplies, access control, and health and safety
  • Own the workplace budget and the reporting behind it, from rent and capex through daily operating spend
  • Run Runway's onsite programming, including all-hands, offsites, team events, screenings and visits from partners and press
  • Decide how much space Runway needs in each city and by when, working from hiring forecasts with People and Finance
  • Take new offices from shortlist to signed lease, working with brokers, Legal and Finance on terms
  • Manage design, construction and furniture projects to move-in dates that hold
  • Work with IT and Security on network, AV and physical access ahead of each opening
  • Set up local vendors, services and compliance in markets where Runway hasn't operated before
  • Travel occasionally to Runway's other offices, usually around an opening or a large onsite event
  • Decide what good looks like for a Runway office, then keep checking each one against it, from the perspective of both the people working there and the people visiting
