About The Position

The Window Washing Manager is responsible for planning, staffing, executing, and quality-controlling commercial window cleaning operations across assigned mid-rise and high-rise buildings. This role owns crew safety (including fall protection and suspended access), production scheduling, client communication, equipment readiness, chemical and water-fed pole programs, and on-time, damage-free delivery. The Manager is accountable for labor productivity, first-pass quality, incident-free work, and professional representation of HHM Facility Management at every site.

Requirements

  • Full compliance with OSHA 29 CFR 1910/1926 applicable standards, including walking-working surfaces, personal fall arrest, aerial lifts, and scaffolds.
  • Verify competent-person inspections of anchors, davits, BMUs, and PPE before each use.
  • Establish and control drop zones; use spotters, cones, and signage for pedestrian and vehicle protection.
  • Stop-work authority for weather (wind, lightning, ice), defective equipment, or unsafe access. No production pressure overrides safety.
  • Maintain SDS, chemical inventory, and spill response for cleaning agents.
  • Support client site rules: badging, escort, FOD/cleanroom adjacency if present, and contractor orientations.
  • 3+ years commercial window cleaning experience, including multi-story work; 1+ year leading crews preferred.
  • Demonstrated knowledge of water-fed pole systems, traditional squeegee work, and at least one elevated-access method (boom lift, scissor lift, swing stage, or rope access).
  • Working knowledge of OSHA fall protection and aerial lift operation; current relevant certifications strongly preferred (OSHA 10/30, aerial lift, fall protection competent person).
  • Valid driver’s license and acceptable driving record; ability to tow or operate company vehicles and trailers as assigned.
  • Ability to read building elevations, work orders, and simple take-offs; basic proficiency with email, scheduling, and timekeeping systems.
  • Strong client-facing communication; calm, professional presence with property managers and tenants.
  • High school diploma or equivalent required.

Nice To Haves

  • SPRAT or IRATA rope-access certification, or swing-stage / BMU experience on Class A office towers.
  • Experience estimating commercial glass programs and writing scopes of work.
  • Bilingual English/Spanish a plus.
  • Prior work in a multi-site facility services or janitorial contractor environment.

Responsibilities

  • Plan and schedule interior and exterior window cleaning for commercial office, industrial, healthcare, and mixed-use buildings, including high-rise, atrium, and hard-to-reach glass.
  • Lead, train, and supervise window technicians and lead techs; set daily production targets and crew assignments by building, elevation, and weather.
  • Conduct pre-job site walks: access, drop zones, pedestrian control, roof anchor points, BMU/davits, water sources, parking, and client work-hour restrictions.
  • Enforce OSHA and company fall-protection standards for scaffolds, aerial lifts, ladders, bosun chairs, and suspended platforms; verify certifications, inspections, and rescue plans before work starts.
  • Maintain and inspect equipment: water-fed poles, pure-water systems, squeegees, lifts, ropes, harnesses, lanyards, anchors, and vehicles. Tag out damaged gear immediately.
  • Manage chemicals, water quality, and methods so glass, frames, sealants, and adjacent finishes are not etched, streaked, or stained.
  • Coordinate with building engineers, security, and property managers for roof access, after-hours work, elevator pads, and occupant notices.
  • Perform in-process and post-job quality inspections; document deficiencies and complete punch lists the same service cycle.
  • Prepare estimates, change orders, and extra-work quotes for additional elevations, interior glass, pressure washing of frames, or storm-related work.
  • Track labor hours, production rates (panes/sq. ft. per hour), consumables, and equipment utilization; report variances and corrective action.
  • Investigate incidents, near misses, and property damage; complete reports and implement corrective training.
  • Hire, onboard, coach, and discipline crew members in accordance with HHM policy; maintain a qualified backup bench for weather and call-outs.
  • Support bid walks and proposal input for new window programs, including scope, frequency, access method, and staffing model.
  • Other duties as assigned to support HHM facility operations.
  • Direct supervision of window technicians, leads, and seasonal crews (typical span: 4–20 depending on portfolio).
  • Responsible for timekeeping accuracy, overtime control, and attendance.
  • Conduct toolbox talks, documented safety training, and skills assessments (rope access / lift / WFP as applicable).
