About The Position

JLL is seeking an accomplished Scheduler to support scheduling operations for mission-critical projects and facilities. This role is responsible for developing and maintaining detailed project schedules, conducting schedule analysis, and coordinating with project teams to ensure timely delivery of capital projects and facility improvements. The Scheduler works on complex assignments requiring considerable judgment and initiative in applying scheduling principles and methodologies. You'll develop critical path schedules, monitor project progress, analyze schedule performance, and communicate schedule status to project stakeholders. Working independently with general supervision, you'll apply advanced scheduling knowledge to support successful project delivery while collaborating with cost managers, project managers, design teams, and contractors. This position requires strong technical proficiency in scheduling software combined with analytical skills to identify schedule risks and support project decision-making for mission-critical capital projects valued up to $1B+.

Requirements

Bachelor's degree in Construction Management, Engineering, Architecture, Project Management, or related field from an accredited institution
5-8 years of direct relevant experience in construction scheduling or project controls roles
Strong proficiency in scheduling software including Primavera P6 (P6 EPPM or P6 Professional)
Solid understanding of critical path method (CPM) scheduling principles and techniques
Experience developing and maintaining schedules for capital construction projects valued at $500M-$5B
Knowledge of construction methods, sequencing, and project delivery processes
Strong analytical skills with ability to identify schedule trends, risks, and performance issues
Effective written and verbal communication skills for preparing reports and presenting to project teams
Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint, Outlook)
Ability to work independently with general supervision while managing multiple project assignments
Detail-oriented with strong organizational skills and commitment to accuracy
Collaborative team player with ability to coordinate with diverse project stakeholders

Planning and Scheduling Professional (PSP) certification from AACE International
Project Management Professional (PMP) certification from PMI
Experience with mission-critical, data center, healthcare, or laboratory facility projects
Familiarity with additional scheduling tools (Microsoft Project, Asta Powerproject, schedule analysis software)
Knowledge of earned value management (EVM) principles and applications
Experience with design-build, CM-at-risk, or integrated project delivery methods
Understanding of commissioning processes and startup schedules for complex building systems
Experience with LEED projects or sustainable construction scheduling

Responsibilities

Develop detailed project schedules using Primavera P6 or similar scheduling software for assigned capital projects
Establish work breakdown structures (WBS) and activity coding systems that align with project requirements and organizational standards
Define activity durations, logic relationships, constraints, and dependencies based on input from project teams, contractors, and design professionals
Incorporate procurement milestones, long-lead equipment deliveries, and critical approval processes into project schedules
Create baseline schedules upon project authorization and maintain version control throughout project lifecycle
Update project schedules regularly based on actual progress, incorporating changes in scope, sequencing, or resource availability
Develop look-ahead schedules (2-week, 4-week, 3-month) to support short-term planning and coordination activities
Coordinate schedule inputs from multiple trade contractors and design disciplines to ensure comprehensive schedule integration
Conduct critical path analysis to identify activities with zero or negative float that drive overall project completion
Perform total float analysis to assess schedule flexibility and prioritize activities requiring management attention
Monitor schedule performance by comparing actual progress to planned progress and baseline schedules
Calculate schedule performance metrics including Schedule Performance Index (SPI) and schedule variance
Identify schedule trends, potential delays, and activities falling behind planned progress
Analyze impacts of scope changes, design revisions, or unforeseen conditions on project schedule and critical path
Evaluate "what-if" scenarios to assess alternative sequencing strategies or recovery options
Track milestone achievements and forecast completion dates for key project deliverables
Prepare schedule status reports for assigned projects showing progress, critical path, upcoming activities, and milestone forecasts
Generate visual schedule presentations including Gantt charts, milestone charts, and summary-level schedules for various audiences
Communicate schedule status, potential delays, and critical issues to project managers and project teams
Participate in project meetings and present schedule updates, addressing questions from project stakeholders
Provide schedule information and data for monthly project reports and client status updates
Coordinate with cost management team to support integrated cost and schedule reporting
Prepare schedule narratives explaining variances, schedule changes, and recommended actions
Escalate significant schedule risks or delays to project manager or senior scheduling staff with supporting analysis
Coordinate schedule development with project managers, design teams, contractors, and commissioning agents
Facilitate schedule coordination meetings to align activities across multiple contractors or project phases
Ensure proper sequencing and logic ties between design, procurement, construction, testing, and commissioning activities
Identify and resolve schedule conflicts between interdependent activities or trade contractors
Coordinate schedule inputs from specialty consultants including MEP engineers, commissioning agents, and testing firms
Support integration of design-build or fast-track delivery schedules with overall project timeline
Align schedule milestones with funding availability, approval processes, and occupancy requirements
Identify schedule risks and constraints that could impact project timelines
Assess potential impacts of identified risks on critical path and project completion dates
Support development of schedule mitigation strategies and contingency plans in coordination with project teams
Monitor risk triggers and track effectiveness of implemented mitigation measures
Analyze weather impacts, holiday shutdowns, and other calendar-related factors affecting schedule performance
Evaluate resource constraints, material availability, and other factors that could cause schedule delays
Document schedule assumptions, constraints, and risk factors in schedule narratives and reports
Follow established scheduling standards, methodologies, and templates provided by senior scheduling staff or project controls management
Ensure schedules comply with contractual schedule requirements and client specifications
Maintain schedule quality by validating logic relationships, checking for missing links, and ensuring reasonable activity durations
Document schedule basis including assumptions, calendars, constraints, and productivity factors
Maintain organized schedule files and documentation in accordance with project controls procedures
Support schedule audits or reviews by providing requested documentation and addressing identified issues
Implement feedback and recommendations from schedule quality reviews conducted by senior staff
Work closely with project managers to understand project objectives, constraints, and priorities
Coordinate with cost managers to support earned value management and integrated project controls
Support change order evaluation by analyzing schedule impacts of proposed scope changes
Provide schedule data and analysis to support claims documentation or dispute resolution activities
Collaborate with commissioning teams to develop and track commissioning and startup schedules
Assist in developing project execution plans and schedule management plans as requested
May provide guidance to junior scheduling staff or interns on scheduling techniques and software use
Stay current with scheduling software updates, new features, and best practices
Participate in project controls team meetings and training sessions
Contribute ideas for improving scheduling processes, templates, and efficiency
