About The Position

The Vice President of Head of Residential provides strategic leadership and operational oversight for the company's residential property portfolio. This executive role is responsible for leading Regional Property Managers (RPMs), ensuring operational excellence, financial performance, regulatory compliance, resident satisfaction, and consistent execution of company policies across all residential communities. The VP- Head of Residential serves as the primary liaison between executive leadership and the regional management team, driving organizational goals, and ensuring exceptional property performance.

Requirements

  • Bachelor's degree in business administration, Property Management, Real Estate, or a related field; Master's degree preferred.
  • Minimum of 10 years of progressive residential property management experience.
  • Minimum of 5 years managing Regional Property Managers or multi-site leadership teams.
  • Demonstrated experience overseeing large residential portfolios.
  • Strong financial acumen with experience managing budgets, forecasting, and analyzing operational metrics.
  • Thorough knowledge of Fair Housing, landlord-tenant laws, OSHA, and property management regulations.
  • Proven leadership, coaching, and change management experience.
  • Excellent communication, negotiation, and conflict resolution skills.
  • Proficiency with property management software (such as Yardi), Microsoft Office, and reporting systems.

Responsibilities

  • Provide strategic leadership and oversight for the residential property management division.
  • Directly supervise, coach, mentor, and develop Regional Property Managers (RPMs).
  • Ensure RPMs effectively manage their assigned portfolios while meeting operational, financial, and occupancy goals.
  • Develop and implement operational strategies that improve property performance, resident satisfaction, and employee engagement.
  • Monitor portfolio financial performance, including revenue, expenses, occupancy, delinquency, and NOI.
  • Review budgets, forecasts, capital improvement plans, and financial reports to ensure achievement of company objectives.
  • Ensure consistent implementation of company policies, procedures, and best practices across all residential communities.
  • Conduct regular property inspections and operational audits to evaluate compliance, curb appeal, maintenance standards, and customer service.
  • Partner with Human Resources on, performance management, succession planning, and leadership development.
  • Work collaboratively with Construction, Maintenance, Asset Management, Accounting, and Leasing departments to ensure operational alignment.
  • Identify operational risks and implement corrective action plans to improve performance.
  • Lead initiatives to improve resident retention, leasing performance, operational efficiencies, and overall portfolio value.
  • Ensure compliance with all federal, state, and local housing laws, Fair Housing regulations, OSHA requirements, and company policies.
  • Prepare executive reports outlining portfolio performance, trends, risks, and strategic recommendations.
  • Contribute to long-term organizational planning.
  • Keep up with all regulatory changes regarding housing in the markets we are operating in and make sure employees are aware of the changes.
