About The Position

Harrison Street Asset Management (HSAM) is a global alternative investment management firm specializing in real estate, infrastructure, and credit strategies. With over $108 billion in assets under management, HSAM focuses on innovation and creating long-term value through deep sector expertise. The firm is seeking a Vice President or Director for its Asset Management department to oversee a portfolio primarily consisting of office buildings and residential apartment communities. This role will involve managing existing properties, potential ground-up developments, and major redevelopments. The Asset Manager will be responsible for developing and executing asset-level business plans, collaborating with operating partners and service providers, and serving as the primary internal point of contact for assigned investments. Key responsibilities include strategic decision recommendations, quarterly valuations, annual forecasting and budgeting, hold/sell analyses, and client reporting.

Requirements

  • Bachelor’s Degree required.
  • Minimum eight years of relevant real estate experience working primarily in an asset management capacity.
  • Experience asset managing multiple asset types with an emphasis on rental apartment communities and commercial office buildings.
  • Outstanding interpersonal and communication skills, both oral and written.
  • Experienced with the commercial leasing process including broker selection and oversight, marketing of space, and lease negotiation.
  • Confidence and maturity to represent Harrison Street externally in all matters pertaining to an asset.
  • Experienced with the property sales process including broker selection and oversight, asset marketing, buyer selection, legal documentation, and closing.
  • Strategic perspective and strong problem-solving orientation; candidates must have been involved in developing strategies for investments and possess strong execution capabilities.
  • Excellent financial and analytical skills; significant experience with financial modeling.
  • Excellent computer skills with proficiency in Excel and Argus required.
  • The position requires relatively periodic travel to property locations totaling approximately 20-30% of overall time.

Responsibilities

  • Develop and execute business plans across an evolving portfolio of real estate property investments, focusing on all aspects of value creation including the marketing, leasing, operation, and disposition of assets.
  • Review and analyze monthly financial results of properties.
  • Identify issues with operating partners and/or property managers and oversee implementation of solutions.
  • Perform financial modeling including lease underwriting, property valuations, and hold/sell analyses.
  • Maximize cash flow and property values through effective revenue management and achievement of operating expense efficiencies.
  • Lead regular meetings with property managers and operating partners to review leasing performance, operating results, and market conditions.
  • Prepare annual reforecast, changes to the investment strategy and lead budget review process for each asset.
  • Assemble and review economic, demographic, and other market information for each asset area, as needed, including recent sales and leasing data.
  • Monitor performance and sales of competitive properties.
  • Develop and maintain relationships with leasing and investment sales brokers and other local experts to monitor market conditions.
  • Prepare necessary internal memorandums regarding key decisions or initiatives to be presented to Investment Committee for approval.
  • Work closely with and manage operating and development partners pursuant to the terms of applicable joint venture agreements.
  • Oversee the execution of significant construction and redevelopment projects to achieve on-budget and on-schedule completion.
  • Assess on-site property conditions, evaluating leasing and operating performance and personnel.
