About The Position

This dynamic role is critical to Sunrise achieving its purpose of providing quality care to our senior residents by leading a team of construction managers to build industry leading communities with intentional design and quality that the exceed expectations of our residents and their families.

Requirements

  • College degree strongly preferred.
  • A minimum of 10 years of related experience in construction management.
  • Ability to manage team members, leading and mentoring a team of professional construction managers.
  • Ability to work both independently and in a team environment.
  • Extensive knowledge of building construction, materials, and methods.
  • Expertly skilled in reading and interpreting plans and specifications.
  • Possess superior written and oral communication skills, including the ability to present complex material in a useful and understandable fashion to diverse audiences.
  • Deep understanding of complex real estate, management, and financial models.
  • Excellent project management skills in planning, coordinating, prioritizing, and solving complex problems.
  • Understanding of multi-site operations and how to manage a large number of locations on a portfolio basis, while being able to drill down to triage specific construction projects.
  • Strong communication and negotiation skills for engaging both internal and external partners.
  • Ability to simultaneously lead multiple key business workstreams while driving results across the business.
  • Confidence and sound judgment in making critical project recommendations based on department standards, appropriately discerning when issues require escalation.
  • Proficient in reading construction documents (i.e., drawings) and understanding design, construction, permit, and bidding processes.
  • Excellent business partnership skills with operational, financial, and investment leadership across the company.
  • Able to find and implement creative solutions to complex problems, bringing in best practices from outside the senior housing industry.
  • Able to de-escalate conflict—both legal and operational—by engaging multiple constituents to arrive at win-win solutions.
  • Advanced analytical skills, able to organize and direct the team to develop insights and actionable strategies.
  • Employment with Sunrise is contingent upon completing and passing a drug test (which does not include marijuana) and Tuberculosis Test, and a physical evaluation and a background check where required.
  • Covid-19 and Influenza vaccination may be required if mandated by applicable federal, state, and local laws and authorities.

Responsibilities

  • Lead a dynamic team of construction managers responsible for all new facility builds for Sunrise, including projects exceeding $35M, including direct daily involvement in managing projects.
  • Provide mentorship, decision-making guidance, and overall team development.
  • Lead point of contact on construction contracts and architect agreements.
  • Lead point of contact on legal matters (i.e., direct conversations with Sunrise in-house and external attorneys) on construction matters.
  • Identify, evaluate, decide to hire, and manage architect and engineering firms.
  • Drive process improvement and innovation to build each successive building more efficiently, quickly, and cost-effectively.
  • Work cohesively across functional teams within Sunrise Senior Living.
  • Represent Sunrise Senior Living, as a decision maker, in meetings with code officials, inspectors, bank examiners, and other external stakeholders.
  • Be part of a collaborative culture, driving for consensus-based problem solving and positive diplomacy.
  • Represent Sunrise Senior Living to external constituencies, including architects, engineers, constructors, regulatory agencies, and others on issues related to project development and delivery.
  • Develop excellent vendor relations based on reasonable expectations, consistency in execution, fairness, prompt payment, and collaborative working relationships.
  • Ensure scope and plans are adhered to.
  • Maintain and meet schedules.
  • Monitor progress and costs.
  • Review and approve complex or high-value change orders.
  • Meet timelines on or before deadlines.
  • Obtain insurance certificates and lien releases.
  • Provide timely and accurate updates to leadership regarding project status, budget, and schedule.
  • Accountable for decision-making on project schedules and costs within budget parameters.
  • Ensure all construction complies with design specifications, is completed on schedule, within budget, and meets quality standards.
  • Report and discuss project status with Sunrise Accounting, Sunrise Executives, and Sunrise owners/Board members.
  • Report on construction project progress, schedule, payment, quality, and open issues.
  • Manage and report on architect progress, specifically tracking key deliverable dates (permit set, bid set, etc.), as well as payments, quality, and open issues.
  • Manage multiple construction projects simultaneously.
  • Exercise autonomy to make project decisions based on department standards of operation.
  • Ensure adherence to company design and construction policies, procedures, and project management standards.
  • Self-motivated with the ability to lead and assume responsibility.
  • Travel required as needed, typically 10–20% of normal schedule.
