About The Position

Blue Owl Digital Infrastructure (BODI) is seeking a Vice President / Principal of Delivery Optimization to join their team, reporting to the Head of Delivery Optimization. This role requires a multi-dimensional professional with expertise in data center development, delivery, and risk management. The ideal candidate will ensure capital plans, programs, strategies, and returns are aligned, with a strong focus on Data Center Subject Matter Expertise in planning and executing complex Data Center and Digital Infrastructure projects and portfolios. The role also requires significant professional relationships within the industry to leverage for decision-making inputs.

Requirements

Data Center Subject Matter Expertise
Experience in the planning and execution of complex Data Center and Digital Infrastructure projects and portfolios
Breadth, depth, and significance of professional relationship history and value with industry companies, players, experts
Experience managing development and delivery risk and maximizing value across a Data Center investment platform
Experience evaluating new investment opportunities for appropriateness and financial viability
Experience performing analysis of financial and delivery strategies for assets and new capital investments (greenfield construction, upgrades/retrofits)
Experience overseeing and reviewing construction-related contracts (construction contracts, capital improvements, leases, key vendors, operating agreements)
Experience with PortCo Budget & Schedule review process
Experience evaluating alternative delivery strategies
Experience partnering with Portfolio Companies or external Developers on procurement and delivery strategies
Experience providing Subject Matter Expertise in forums like Land Council, Investment Committee, Pricing Calls
Experience reviewing and inputting into Lease and Work Letter language
Experience maintaining governance over post-lease handover to delivery
Experience overseeing and pre-approving execution of iGMP and fGMP conditions
Experience establishing development delivery benchmarks and standards

Responsibilities

Support development feasibility analysis, providing inputs focused on delivery risk, including utility availability, phasing, and constructability.
Actively participate in PortCo Budget & Schedule review process, challenging development cost, schedule, contingency, and escalation assumptions.
Evaluate alternative delivery strategies (phased builds, expansions, retrofits, build-to-suit) for constructability, schedule certainty, and capital efficiency.
Partner with Portfolio Companies or external Developers to assess their procurement and delivery strategies, ensuring best practices and supporting process improvement for optimized performance.
Provide Subject Matter Expertise during Land Council, Investment Committee, Pricing Calls, and similar forums to inform Blue Owl Leadership's investment decisions.
Ensure development delivery risks and capital execution profiles are accurately reflected in presentation materials.
Review and input into Lease and Work Letter language related to Delivery Conditions, Allowable Costs, Change Order Process, Force Majeure carve-outs, etc.
Ensure Delivery Strategy, Budget, Schedule, and GC Contract align with stipulated and agreed conditions.
Maintain governance over post-lease handover to delivery, including overseeing and pre-approving the execution of iGMP and fGMP conditions with the General Contractor for compliance with Lease/Work Letter, Development Assumptions, and market expectations.
Establish development delivery benchmarks and standards to improve predictability and rigor around delivery assumption analysis.
Manage and enhance the integrated risk management strategy across all major Data Center capital projects and/or programs.
Support the development of an Early Warning framework to proactively identify leading indicators of delivery risk.
Manage and enhance the standardized reporting framework assessing the performance of all portfolio Data Center assets.
Track and correct actual performance of portfolio assets versus plan for Data Center development projects.
Design, maintain, and report on key operational metrics.
Actively support corrective action strategies for underperforming projects, including schedule recovery and commercial interventions.
Integrate project-level delivery data into concise executive-ready portfolio narratives.
Facilitate collaboration with companies and stakeholders to identify, assess, and prioritize threats, opportunities, and issues.
Maintain visibility of threat/opportunity trigger points to facilitate risk cost profiling, timely drawdown of risk budget, or retirement of threat/opportunity.
Be a visible presence on key development projects to support relationship building with PortCo's and gain a boots-on-the-ground perspective of delivery performance.
Support the engagement of key construction industry stakeholders (General Contractors, MEP Subcontractors, Equipment Vendors, Industry Advisors) to align shared goals, capacity tracking, and commercial opportunities for optimized delivery strategies.
Monitor Speculative Development funding to ensure usage aligns with Investment Committee approval conditions and expected ROI.
Deepen relationships with Key Equipment Vendors to explore Global Frameworks for critical equipment needs, improving lead times and pricing.
Own the strategy for Dedicated Inventory Equipment buying, tracking, and allocations.
Ensure transferability/fungibility of equipment across PortCo's and provide Blue Owl Investment Committee with information for strategic decisions on forward investments.
Drive AI integration initiatives to improve efficiency of repetitive tasks and database management.
