About The Position

Opportunity to join a rapidly growing affordable housing investment team located in South Florida that manages several investment vehicles that acquire and operate affordable housing properties. RFM’s affordable housing portfolio totals approximately 10,000 units today with plans to acquire an additional 5,000 – 10,000 units over the next 3 years. RFM targets affordable housing opportunities in high-growth, primary and secondary markets throughout the U.S. The Vice President will serve as a senior member of the affordable housing investment platform, partnering closely with the Portfolio Manager to drive portfolio performance and lead transaction execution. The role has significant responsibility for capital deployment, structuring and closing acquisitions, and overseeing asset management strategy across the portfolio. This individual will act as a bridge between acquisitions and asset management, ensuring disciplined underwriting and seamless execution from diligence through business plan implementation.

Requirements

  • Minimum of Bachelor’s degree in Finance/Accounting/Economics or similar field.
  • Minimum of 7-10 years of overall real estate investment and asset management experience preferably in the affordable housing sector.
  • Employment history that demonstrates progressive levels of responsibility, as well as successful execution of specific revenue/expense management initiatives in order to meet financial business plans.
  • Experience navigating affordable housing compliance including Low Income Housing Tax Credit (LIHTC) LURAs and Project-based Section 8 contracts.
  • Demonstrated ability to read, write, and communicate effectively, including presenting to ownership, senior management company officers, and outside investors and lenders.
  • Proficiency in excel spreadsheets and word processing, and proven ability to produce cash flow models, waterfalls, and detailed quarterly/annual performance reporting.
  • In-depth knowledge of budgeting process and financial statements, including income statements and balances sheets.
  • Strong interpersonal skills, including demonstrated ability to supervise others and multi-task with several parties involved to meet tight deadlines.
  • Travel will be required on a quarterly basis for owned-assets, and occasionally for potential acquisitions.

Responsibilities

  • Lead underwriting and execution of new acquisition opportunities, including financial modeling, structuring, and investment committee materials
  • Drive due diligence efforts, including synthesis of third-party reports, regulatory analysis, and identification of key risks and value drivers
  • Negotiate key business and transaction terms alongside senior leadership, including purchase agreements, JV structures, and financing
  • Coordinate transaction execution across legal, tax, debt capital markets, and third-party consultants through closing
  • Partner with the Portfolio Manager in setting and executing portfolio-level strategy, including capital allocation, hold/sell decisions, and risk management
  • Provide senior oversight of asset management across the portfolio, with a focus on driving NOI growth, preserving affordability, and maximizing long-term value
  • Review and challenge asset-level business plans, capital strategies, and operating performance
  • Support capital formation efforts, including participation in investor presentations, diligence, and reporting discussions
