About The Position

The Vice President of Operations is responsible for leading Property Management Operations construction across the Industry City campus, with a primary focus on leasing support and tenant improvements. This role bridges leasing, design, and operations construction to ensure efficient delivery of tenant spaces and base building upgrades while maintaining operational integrity across the portfolio.

Requirements

  • 5+ years of experience in facilities, property management, operations construction, project management, or real estate development, with a focus on mixed-use or large-scale assets.
  • Strong background in tenant improvements and leasing-driven construction
  • Demonstrated experience managing capital projects (roofing, façade, windows, infrastructure)
  • Expertise in NYC Local Laws, permitting, and compliance requirements
  • Experience overseeing vertical transportation systems and compliance programs.
  • Proven ability to manage multiple complex projects across a large portfolio
  • All computer applications and hardware related to performance of the essential functions of the job.

Responsibilities

  • Lead all leasing-driven construction efforts, including tenant fit-outs, white box deliveries, and space repositioning
  • Partner with leasing to support deal execution through budgeting, scheduling, and feasibility assessments
  • Oversee tenant improvement (TI) projects from design through closeout, ensuring alignment with lease terms and timelines
  • Standardize TI processes to drive speed, cost control, and consistency across the campus
  • Oversee base building capital projects including:
  • Local Law compliance projects
  • Window replacement programs
  • Roof replacements and envelope upgrades
  • Infrastructure modernization initiatives
  • Direct internal and external project management teams to ensure projects are delivered on time and within budget
  • Manage capital planning, scopes, and execution strategies across a multi-building portfolio
  • Assist Industry City in house Development Team with large Scale Construction project management.
  • Maintain operational oversight of ~126 elevators across the campus
  • Ensure coordination and compliance with all required inspections including Periodic, Category 1 and Category 5 testing
  • Oversee the in-house elevator team and third-party vendors
  • Manage elevator modernization, repair programs, and uptime performance
  • Ensure all building systems and projects comply with NYC codes, Local Laws, and safety regulations
  • Oversee permitting, inspections, and agency coordination related to construction and infrastructure work
  • Maintain strict adherence to safety standards and risk mitigation practices
  • Fire Alarm Systems
  • Develop and manage capital and project budgets across all construction activities
  • Review, negotiate, and manage contracts with consultants, contractors, and vendors
  • Track project costs, change orders, and financial performance
  • Serve as the primary liaison between leasing, operations, engineering, and ownership
  • Align construction delivery with leasing timelines and operational constraints
  • Provide executive-level reporting on project status, risks, and milestones
