About The Position

The Vice President of Operations – Lifestyle Collection is responsible for the strategic leadership, operational performance, and brand execution of the company’s lifestyle and mixed-use portfolio. This role drives property-level excellence by leading General Managers and cross-functional partners to deliver strong financial performance, operational efficiency, an elevated guest experience, and differentiated asset positioning across the portfolio. Reporting to the SVP, National Property Management, the Vice President serves as a senior operational leader, ensuring alignment between property operations and portfolio strategy while driving consistency, accountability, and best-in-class execution across all assets. This position requires deep experience in lifestyle centers and/or enclosed malls, a proven track record of leading and developing General Managers, and the ability to integrate operations, marketing, specialty leasing, activations, and branding initiatives to drive NOI growth and long-term asset value.

Requirements

  • Bachelor’s degree required; advanced degree preferred.
  • 10–15+ years of progressive commercial property management experience within lifestyle center and/or enclosed mall environments.
  • Significant experience leading and developing General Managers across multiple assets.
  • Demonstrated success driving operational performance in complex retail and mixed-use settings.
  • Strong financial acumen, including budgeting, forecasting, expense management, and NOI growth.
  • Proven ability to manage multiple assets and priorities in a fast-paced, dynamic environment.
  • Exceptional organizational skills with strong attention to detail.
  • Experience integrating operations, marketing, specialty leasing, and branding initiatives to enhance asset value.
  • Strong executive presence with excellent communication and presentation skills.

Responsibilities

  • Provide executive oversight for a portfolio of lifestyle centers and mixed-use properties.
  • Establish and execute operational strategies aligned with portfolio objectives and asset-level business plans.
  • Drive NOI growth through revenue optimization, disciplined expense management, and operational efficiencies.
  • Partner closely with Asset Management, Leasing, Marketing, Construction, and Development to align operations with leasing strategy, capital planning, and long-term asset objectives.
  • Ensure consistent execution of company policies, procedures, and operating standards across all properties.
  • Elevate tenant branding standards and ensure cohesive asset-level positioning across the portfolio.
  • Directly manage, mentor, and develop General Managers across the portfolio.
  • Build strong succession pipelines and leadership bench strength within property teams.
  • Establish clear performance expectations, KPIs, and accountability standards.
  • Foster a culture of operational excellence, collaboration, ownership, and results.
  • Conduct regular portfolio reviews to assess performance, identify risks, and capitalize on opportunities.
  • Oversee annual budgeting, forecasting, and reforecasting processes for the portfolio.
  • Analyze financial performance trends and implement corrective actions as needed.
  • Ensure disciplined expense management while maintaining high-quality property standards.
  • Drive revenue-enhancing initiatives, including ancillary income and specialty leasing opportunities.
  • Partner with Marketing leadership to ensure cohesive branding and positioning across the Lifestyle Collection.
  • Ensure execution of high-impact marketing programs, events, and activations that drive traffic, tenant sales, and community engagement.
  • Champion elevated guest experience standards that reinforce placemaking and brand differentiation.
  • Support experiential retail initiatives that enhance market relevance and competitive positioning.
  • Oversee all aspects of property operations, including maintenance, security, life safety, risk management, and capital project execution.
  • Ensure compliance with regulatory requirements and company risk management standards.
  • Lead crisis management and incident response efforts when required.
  • Identify, standardize, and implement best practices to improve efficiency, service delivery, and operational consistency.
  • Monitor tenant sales performance and tenant communications through site level personnel.
  • Serve as a key liaison between property operations, executive leadership and asset management.
  • Present portfolio performance updates and operational insights to senior leadership.
  • Collaborate with Asset Management to support valuation, refinancing, repositioning, and disposition strategies.
  • Support leasing efforts by ensuring assets are operationally positioned to compete effectively within their markets.
