About The Position

Green Alpha Property Management is seeking an experienced Vice President of Property Management to lead and build its property management platform across the Southeast and Sunbelt. This is a hands-on executive leadership role for a multifamily operator who understands properties from the site level up, drives property cash flow and NOI, and can develop strong Regional Property Managers and site leadership teams. The role requires a leader who is actively involved at the properties, can identify underlying issues, and help teams execute solutions. The portfolio includes LIHTC and conventional multifamily communities, with an active expansion of the third-party management platform. The VP will work directly with the President of Property Management and will significantly influence the operating platform, leadership development, property performance, client onboarding, and third-party business expansion.

Requirements

  • 10+ years of progressive multifamily property management experience
  • Ability to travel regularly to properties, meetings, and other company locations
  • Regional or executive-level portfolio leadership experience
  • Meaningful LIHTC experience
  • Working knowledge of HUD-assisted housing
  • Strong conventional multifamily experience
  • Strong understanding of property financials, budgeting, forecasting, collections, occupancy, expenses, cash flow, and NOI
  • Demonstrated ability to develop Regional Property Managers and site-level leaders
  • Experience improving underperforming properties and developing corrective action plans
  • Experience with property takeovers, management transitions, acquisitions, lease-ups, or other significant operational transitions
  • Strong owner, client, and stakeholder communication skills
  • Experience with third-party property management and business development strongly preferred
  • Strong understanding of Fair Housing requirements
  • Entrata experience preferred
  • HCCP, SHCM, COS, CPO, or similar affordable housing certification preferred
  • Ability and willingness to travel regularly
  • Strong leadership, communication, problem-solving, and organizational skills

Responsibilities

  • Lead, coach, and develop Regional Property Managers and property leadership teams.
  • Drive occupancy, leasing, collections, revenue, expense control, cash flow, and NOI performance across the portfolio.
  • Review property financials, budgets, forecasts, variances, rent rolls, delinquency, and operating KPIs.
  • Identify underperforming properties and develop clear corrective action plans.
  • Ensure Regional Managers and site teams understand their properties, their numbers, and the operational drivers behind performance.
  • Oversee leasing, renewals, unit turns, maintenance, work orders, preventive maintenance, and overall property condition.
  • Provide leadership and oversight for LIHTC, HUD, and conventional multifamily operations.
  • Recruit, develop, and retain strong Regional and site-level leadership teams.
  • Address staffing, performance, and organizational challenges promptly and effectively.
  • Build and maintain strong relationships with owners, developers, investors, lenders, brokers, and third-party clients.
  • Support business development efforts and participate in meetings with prospective owners and management clients.
  • Lead or support new management assignments, property transitions, acquisitions, lease-ups, and property takeovers.
  • Develop and execute recovery strategies for underperforming properties.
  • Partner with internal teams to ensure strong execution of compliance, maintenance, accounting, and operational initiatives.
  • Maintain compliance with Fair Housing and applicable federal, state, and local requirements.
  • Help build and continuously improve Green Alpha’s property management systems, processes, reporting, and operating standards.
  • Support the continued growth and expansion of Green Alpha’s third-party management platform.
