About The Position

White Lotus Group is seeking a Vice President of Construction to build and lead its internal Construction Management Department. This role involves creating the necessary people, processes, systems, standards, and operating cadence for the company to reliably self-General Contractor (GC) and internally deliver projects with consistent high-quality outcomes. The VP will also serve as the owner's senior construction representative and collaborative partner when external GCs are utilized, ensuring alignment on scope, budget, schedule, quality, and project vision. For select projects, the VP will act as the contractor's project executive, overseeing internal delivery capabilities, field leadership, subcontractors, means and methods, schedule, quality, cost control, and execution discipline. The position requires extensive experience in managing project lifecycles, including design, preconstruction, bidding, subcontractor buyout, financial management, scheduling, permitting, site oversight, risk management, and project closeout. The role also involves reporting progress and financial updates to ownership and executive leadership, validating vertical integration benefits, managing multiple concurrent projects, and upholding company standards and culture.

Requirements

  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field, or equivalent combination of education and experience.
  • Minimum of 10 years of experience in commercial construction project management, general contracting (including self-performed work), or real estate development.
  • Demonstrated success managing multiple projects simultaneously from preconstruction through closeout.
  • Demonstrated experience directly supervising self-performed field crews and managing subcontractors as a contractor's project manager, in addition to construction management or owner's representative experience.
  • Experience building or scaling a construction management, general contracting, or self-performing delivery function, including establishing systems, standards, reporting rhythms, project controls, and accountability structures.
  • Strong working knowledge of construction contracts, budgeting, and scheduling methods.
  • Experience working with and implementing construction management and scheduling software (e.g., Procore, Bluebeam, Microsoft Project).
  • Familiarity with local building codes, zoning requirements, and permitting processes.
  • Working knowledge of all trades involved in construction, including site work and excavation, concrete, masonry, structural steel, framing and carpentry (rough and finish), roofing and waterproofing, plumbing, HVAC/mechanical, electrical, fire protection and life safety systems, drywall, painting and finishes, flooring and tile, glazing and curtain wall, and landscaping.
  • Excellent written and verbal communication, negotiation, and interpersonal skills.
  • Strong financial expertise and analytical ability.
  • Highly organized, detail-oriented, and able to manage competing priorities and deadlines.
  • Ability to read and interpret construction drawings, specifications, and contract documents.
  • Proactive, solutions-oriented approach to problem-solving and conflict resolution.
  • Strong leadership presence with the ability to align multiple stakeholders toward common goals.
  • Comfortable operating in both a self-performing contractor capacity and an owner's representative capacity, adjusting approach based on project delivery method and scope.
  • Proficiency in Microsoft Office Suite and project management/scheduling software.

Responsibilities

  • Build the Internal Construction Management Department: Create the people, process, systems, standards, and operating cadence required for White Lotus Group to reliably self-GC and internally deliver projects with consistent A+ outcomes.
  • Owner Representation and Third-Party GC Partnership: Serve as the owner’s senior construction representative and collaborative partner to the GC when an outside general contractor is used, helping align scope, budget, schedule, quality expectations, communication, and project vision while strengthening White Lotus Group’s internal knowledge and delivery standards.
  • Self-GC / Internal Delivery Leadership: Lead White Lotus Group’s internal delivery capability on select projects by acting as the contractor’s project executive where White Lotus Group serves in a self-GC capacity, overseeing field leadership, subcontractors, means and methods, schedule, quality, cost control, and overall execution discipline.
  • Subcontractor Management: Solicit, qualify, and buy out subcontractors; negotiate and administer subcontract agreements and scopes of work; manage subcontractor performance, schedule compliance, safety compliance, and payment, including pay applications, change orders, and lien waivers.
  • Design & Preconstruction: Represent the owner's interests during design development, value engineering, and constructability reviews to ensure the project vision, budget, and schedule are protected.
  • Financial Management: Manage project budgets, job costing, cost reports, and cash flow projections for both self-performed and subcontracted work; review and process change orders, pay applications, invoices, and lien waivers.
  • Scheduling: Develop, monitor, and update master project schedules; proactively identify schedule risks and implement recovery plans as needed.
  • Procurement & Contracts: Lead the bidding, subcontractor buyout, and vendor selection process; review, negotiate, and administer contracts, purchase orders, and scopes of work for both self-performed and subcontracted trades.
  • Permitting & Compliance: Oversee permitting, entitlements, and regulatory approvals in coordination with local jurisdictions and consultants.
  • Site Oversight & Field Supervision: Direct day-to-day field operations and conduct regular site visits to supervise self-performed crews and subcontractors, monitoring progress, workmanship, and adherence to plans, specifications, and safety standards; serve as the responsible party for jobsite safety programs, including safety planning, toolbox talks, and inspections.
  • Risk & Issue Management: Identify, document, and resolve project risks, disputes, and conflicts among stakeholders in a timely and professional manner.
  • Project Closeout: Manage punch lists, warranties, close-out documentation, as-built drawings, and certificates of occupancy.
  • Reporting: Provide regular, clear progress and financial updates to ownership and executive leadership.
  • Vertical Integration Validation: Track, communicate, and continuously improve the time savings, cost certainty, quality gains, coordination benefits, and execution advantages created through strong internal construction leadership, using results to prove and refine the company’s vertical integration proposition across both internal delivery and third-party GC partnership models.
  • Portfolio Management: Manage multiple concurrent projects, prioritizing time and resources effectively across each.
  • Standards & Culture: Ensure all project activity complies with contract documents, applicable building codes, and safety regulations, and uphold the mission and values of White Lotus Group.
