About The Position

The Vice President, Corporate Real Estate is responsible for establishing and leading QTS’s enterprise‑wide corporate real estate strategy across leased and owned assets, ensuring alignment with long‑term business objectives, operational priorities, and capital strategy. This role operates at a strategic leadership level, overseeing portfolio‑level decision making, governance, and execution related to corporate real estate activities that support QTS operations. The Vice President provides executive oversight across the full real estate lifecycle, including market strategy, site evaluation, transaction execution, asset onboarding, stabilization, optimization, and disposition. This role partners closely with senior and executive leadership to ensure real estate decisions support growth, risk management, operational continuity, and financial performance. As a senior leader, the Vice President balances strategic planning with oversight of execution, leads and develops a team of real estate professionals, and represents corporate real estate at the executive and external stakeholder level.

Requirements

  • 12+ years of progressive experience in commercial or corporate real estate, including leadership responsibility.
  • Demonstrated experience leading real estate strategy and execution at a portfolio or enterprise level.
  • Bachelor’s degree required, field of study in business, real estate, finance, or a related discipline.
  • Proven ability to lead and develop teams and manage complex, multi‑stakeholder environments.
  • Strong executive communication skills with the ability to influence senior and C‑suite leaders.
  • Deep understanding of corporate real estate lifecycle management, governance, and risk considerations.

Nice To Haves

  • Master’s degree in business, real estate, finance, or a related field.
  • Experience supporting large‑scale, mission‑critical, industrial, or infrastructure‑heavy portfolios.
  • Familiarity with data center, technology, utility‑adjacent, or infrastructure‑driven environments.
  • Demonstrated experience driving value‑enhancing portfolio optimization or transformation initiatives.

Responsibilities

  • Establish and drive QTS’s corporate real estate strategy across leased and owned properties in alignment with enterprise growth plans, operating strategy, and long‑term portfolio objectives.
  • Contribute to enterprise strategy development by providing real estate insights related to market conditions, portfolio risk, capital allocation, and operational needs.
  • Serve as the executive owner for corporate real estate governance, decision‑making frameworks, and prioritization.
  • Provide executive oversight of corporate real estate transactions, including site identification, market analysis, lease negotiations, acquisitions, renewals, expansions, and exits.
  • Ensure consistent, disciplined evaluation of opportunities, including financial impact, risk, timelines, and operational feasibility.
  • Set standards for due diligence and transaction execution across the portfolio while delegating tactical execution to direct reports.
  • Partner with senior leaders across Legal, Finance, Development, Operations, Construction, Facilities, and Corporate functions to ensure alignment on real estate planning, ownership, and accountability.
  • Influence and advise executive leadership on real estate‑related decisions, tradeoffs, and investments.
  • Represent corporate real estate perspectives in executive forums and leadership discussions.
  • Provide strategic oversight for asset onboarding, turnover, stabilization, and lifecycle management, ensuring smooth transitions into operational control.
  • Drive identification and prioritization of portfolio‑level opportunities for upgrades, repositioning, optimization, or disposition to enhance asset performance and operational efficiency.
  • Ensure long‑term portfolio health through proactive planning and continuous assessment.
  • Lead, develop, and manage a team of corporate real estate professionals, including setting direction, delegating execution, and building capability.
  • Ensure clarity of roles, accountability, and decision rights within the real estate function.
  • Balance strategic leadership with appropriate involvement in high‑impact or high‑risk initiatives.
  • Serve as the senior representative of QTS corporate real estate in discussions with landlords, sellers, brokers, consultants, and external partners.
  • Maintain awareness of industry, market, and regulatory trends that may impact corporate real estate strategy or execution.
  • Other duties as assigned.
