About The Position

The Vice President, Asset Management will report to the Head of Asset Management and play a key leadership role in driving the operational, financial, and investment performance of Denholtz's multifamily portfolio. Working closely with Property Management, Finance, Acquisitions, Development, and Capital Markets, this individual will develop and execute asset-level business plans designed to maximize NOI, asset value, and investor returns. While the primary focus of this role is multifamily, the position may also support select industrial and office investments as needed.

Requirements

  • Bachelor's degree in Real Estate, Finance, Business, Economics, or a related field.
  • 7+ years of institutional real estate asset management, investment management, or acquisitions experience, with significant experience managing multifamily assets.
  • Strong understanding of multifamily operations, revenue management, budgeting, capital planning, and investment analysis.
  • Demonstrated experience managing refinancings, dispositions, recapitalizations, and major capital improvement initiatives.
  • Strong financial modeling and analytical skills with advanced proficiency in Microsoft Excel and PowerPoint.
  • Excellent communication and presentation skills with the ability to effectively interact with senior executives, lenders, investors, and operating partners.
  • Highly organized with exceptional analytical, problem-solving, and project management skills.
  • Ability to manage multiple priorities in a fast-paced environment while maintaining attention to detail.
  • Demonstrated leadership, integrity, sound judgment, and a commitment to operational excellence.

Nice To Haves

  • Experience with Yardi, MRI, RealPage, Entrata, or similar multifamily operating platforms is preferred.
  • Experience with ARGUS Enterprise is preferred.

Responsibilities

  • Lead the asset management of a portfolio of multifamily and industrial assets across multiple markets.
  • Develop and execute annual asset business plans focused on maximizing cash flow, asset appreciation, and long-term investment returns.
  • Monitor property operating performance, identify trends, and recommend strategic initiatives to improve occupancy, rental revenue, resident retention, expense management, and overall NOI.
  • Partner closely with in-house and third-party property managers to establish operating priorities, monitor KPIs, review leasing performance, and drive accountability for execution.
  • Analyze leasing velocity, pricing, concessions, resident turnover, delinquency, and operating expenses, making recommendations to optimize property performance.
  • Oversee annual operating and capital budgets, monthly forecasting, and variance analysis in collaboration with Property Management and Finance.
  • Evaluate and execute value-add initiatives, including unit renovation programs, amenity upgrades, operational improvements, ancillary revenue opportunities, and capital improvement projects.
  • Manage major capital events including refinancings, dispositions, recapitalizations, and acquisitions.
  • Support acquisition underwriting and due diligence by providing operational insights, historical portfolio benchmarks, and market intelligence.
  • Maintain a thorough understanding of partnership agreements, loan documents, and financing covenants, ensuring ongoing compliance and proactively identifying potential risks.
  • Prepare investment committee materials, asset reviews, quarterly portfolio reporting, and investor presentations.
  • Develop a strong understanding of local market fundamentals, competitive positioning, demographic trends, and new supply to inform strategic recommendations.
  • Identify and implement operational best practices and technology solutions that improve efficiency, reporting, and resident experience across the portfolio.
  • Provide strategic recommendations regarding hold/sell decisions, capital allocation, redevelopment opportunities, and long-term investment strategy.
  • Collaborate effectively with internal teams including Acquisitions, Development, Construction, Finance, Accounting, Marketing, and Property Management.
  • Ensure assets are managed in accordance with Denholtz's sustainability, safety, and risk management standards.
