About The Position

The full-time utilities operator supports the Institute’s plant operations by maintaining, troubleshooting, repairing, and installing building mechanical, HVAC, electrical, water technology, and related facility systems. Performs preventative maintenance, daily building inspections, equipment monitoring, alarm response, and corrective repairs while utilizing Building Management Systems (BMS) and Computerized Maintenance Management Systems (CMMS). Coordinates equipment shutdowns, maintains inventory and supplies, prepares required reports, and serves as an essential employee for institutional operations, performing other related duties as assigned.

Requirements

  • High school diploma or equivalent and one year of appropriate experience.
  • Appropriate vocational/technical training may substitute at an equivalent rate for the required experience.
  • Must be able to lift 50lbs without assistance.
  • A valid driver's license is required.

Nice To Haves

  • A minimum of two (2) years of experience with maintaining, repairing and installing mechanical systems or trade/vocational school certification and six (6) months of related experience is preferred.
  • Knowledge of plant operations, building and fire codes, building construction techniques, materials applications, proper use of tools, and safe work practices and techniques.
  • Previous mechanical repair and maintenance experience preferred.
  • Previous trade experience (1 or more) in plumbing, electrical, pipefitting, HVAC, etc. is preferred.
  • Excellent interpersonal communication and written skills, and the ability to evaluate mechanical and electrical systems.
  • Must be available on holidays, weekends, and emergency responses as the property is open 24 hours a day, 7 days a week.

Responsibilities

  • Conduct building operation checks and perform daily building rounds.
  • Respond to alarms, addressing leaks, checking equipment, moving, and changing gas cylinders. Work with building management system (BMS), fire alarm, and equipment monitoring technologies.
  • Perform preventive maintenance, repairs, and reporting on building equipment, changing gas cylinders and responding to alarms.
  • Additional time for any function as needed and to assist with any facilities tasks.
  • Moving and loading salt for building water softeners.
  • Ordering parts and maintaining inventory.
  • Checking and clearing roadways of debris.
  • Sending reports and updating pass on log sheets.
