About The Position

Under direct supervision, the Utilities Operator-Associate operates and maintains utility equipment in facility buildings to ensure it is in optimal working condition. The role includes maintaining and repairing utility systems, HVAC equipment, and other facility-related equipment; testing and documenting water systems; keeping equipment records; and responding to calls, alarms, and malfunctions.

Requirements

• Knowledge of operating machinery and tools such as HVAC, steam and chilled water, air, and vacuum systems.
• Ability to read blueprints or diagrams.
• Ability to exercise skilled independent judgment and solve problems in unexpected or emergency situations.
• Attention to detail and ability to prepare and maintain accurate records and reports.
• High school diploma required.

Responsibilities

• Operate, maintain, and repair utility system equipment in the facilities.
• Maintain equipment history files and communicate building system status to appropriate personnel.
• Maintain heating and air conditioning equipment, including cleaning coils, replacing filters, troubleshooting control circuits, and repairing pumps.
• Perform water testing and analysis, and document utility system results.
• Respond to service calls, equipment alarms, fire alarm system alarms, elevator malfunctions, and other calls for assistance.
• Perform minor plumbing and electrical maintenance on air conditioning equipment, building utility systems, and facility-related equipment.
• Perform all other duties as assigned.
