About The Position

The Universal Technician is a field-based role responsible for delivering both pest control services and exterior cleaning services across multi-family communities. This position combines pest control treatment services with commercial pressure washing operations, requiring strong attention to safety, compliance, and service quality. Technicians perform scheduled and on-demand services, operate specialized equipment, complete detailed documentation, and maintain professional customer interactions. This role works under the supervision of a Service Manager (Pest Control or Area Service Manager) as required by service type and applicable regulations.

Requirements

  • High school diploma or equivalent (GED accepted)
  • Valid driver’s license with clean driving record
  • Ability to pass background check and drug screen
  • Valid pest control technician license or ability to obtain within 90 days of hire
  • Ability to safely operate pressure washing equipment (training provided)
  • Basic reading and writing skills for service documentation and product labels
  • Reliable, punctual, and comfortable performing physically demanding outdoor work

Nice To Haves

  • 1+ years of pest control, pressure washing, landscaping, or related field service experience
  • Existing pest control license
  • Experience operating commercial pressure washing equipment (3,000+ PSI)
  • Familiarity with: Structural pests (ants, rodents, termites, etc.); Exterior surfaces and appropriate cleaning methods; Environmental compliance and runoff control
  • Experience working in multi-family communities or commercial properties
  • Experience using mobile service software or digital reporting tools

Responsibilities

  • Perform scheduled pest control and pressure washing services on assigned routes at multi-family properties
  • Apply pesticides in accordance with label requirements, company protocols, and state regulations
  • Install, monitor, and service bait stations, traps, and pest management devices
  • Operate commercial pressure washing equipment (up to 4,000 PSI), adjusting pressure by surface type to prevent damage
  • Clean exterior surfaces including sidewalks, breezeways, stairwells, compactor pads, and other hardscape areas
  • Apply cleaning agents and degreasers in accordance with product labels and safety guidelines
  • Execute both pest control treatments and pressure washing services using proper techniques, ensuring high-quality results
  • Complete follow-up services, callbacks, and quality inspections as assigned
  • Set up safe work zones including signage, pedestrian reroutes, and restricted areas when necessary
  • Maintain proper clearances around sensitive infrastructure (electrical panels, wiring, HVAC units)
  • Complete all service records same-day, including: Products applied, EPA registration numbers, and target pests (pest control); Square footage cleaned, labor hours, and water usage (pressure washing)
  • Capture required before-and-after photos for pressure washing services
  • Document customer notifications, re-entry intervals, and service details accurately
  • Maintain compliance with EPA, OSHA, DOT, and state pesticide regulations
  • Report any product discrepancies, spills, equipment issues, or application errors to the Manager immediately
  • Maintain active pest control licensing (if required by state) and ensure documentation is current and accessible
  • Arrive on time with a professional and courteous demeanor
  • Communicate service details, including: Re-entry intervals (pest control); Service timing and completion expectations (pressure washing)
  • Leave service documentation when customers are not present
  • Communicate observed issues, damage, or recommended follow-up actions
  • Escalate complaints or out-of-scope requests to management — do not resolve independently
  • Conduct pre- and post-shift inspections of vehicles and equipment
  • Maintain a clean, organized, and fully stocked service vehicle or trailer
  • Safely transport, handle, and store pesticides and cleaning chemicals in compliance with regulations
  • Clean, maintain, and properly store: Pest control equipment (sprayers, dusters, bait guns); Pressure washing systems, hoses, and accessories
  • Wear all required PPE for both pest control and pressure washing operations
  • Follow all company safety protocols, OSHA standards, and product label requirements
  • Review product labels prior to every application — the label is the law
  • Monitor weather conditions before performing pressure washing services
  • Immediately report accidents, exposures, equipment failures, or near-miss incidents
