About The Position

JLL is seeking a Union Operating Engineer to operate, inspect, and maintain all HVAC, mechanical, electrical, plumbing, and production equipment and systems in assigned facilities. The goal is to achieve optimal operating results and extend equipment life expectancy. This role ensures equipment is maintained in an energy-efficient and safe manner, minimizing downtime through proactive repairs and by maintaining records of past operating experiences. The Operating Engineer will also perform inspections and repairs on interior and exterior areas of the property, including walls, flooring, roofing systems, and lighting. A strong focus is placed on operating, maintaining, troubleshooting, and repairing facility equipment, particularly HVAC systems. Individuals are expected to demonstrate technical expertise in HVAC and possess multi-skilled abilities in electrical, HVAC, piping/plumbing, material handling equipment, and other areas to successfully complete daily and weekly work assignments.

Requirements

  • High School Diploma or equivalent work experience.
  • Minimum of four (4) years of technical experience in all aspects of building engineering.
  • Strong background in the technical aspects of HVAC, plumbing, electrical, production equipment repair and maintenance.
  • Knowledge of overall system design and applications.
  • Strong Customer Service skills.
  • Strong Interpersonal skills.
  • Universal CFC recovery certification (or obtain within 90 days of employment).
  • High School diploma or GED equivalent.
  • Licenses as required by authority having jurisdiction.
  • Candidates must be authorized to work in the United States without sponsorship.

Nice To Haves

  • 3rd Party Certification.
  • Working knowledge of computer applications including Word and Excel.
  • Two years of trades school or documented apprenticeship in electrical systems, refrigeration and HVAC.

Responsibilities

  • Perform maintenance, including preventive and repair response work orders, on facility mechanical, electrical, and other installed systems, equipment, and components.
  • Maintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repairs, and related grounds.
  • Operate and maintain production equipment as it pertains to assigned buildings.
  • Study and become familiar with various equipment and the proper methods for their use in daily activities.
  • Perform assigned facility inspections and due diligence efforts, reporting on conditions that impact client occupancy and operations.
  • Complete Hazard Assessments as necessary.
  • Comply with all safety procedures, maintaining good housekeeping and safety of work areas.
  • Recognize and propose methods to eliminate danger and safety hazards.
  • Maintain compliance with State, County, or City Ordinances, Codes, or Laws.
  • Complete all required safety trainings as scheduled.
  • Be available for call-in work and perform other duties as required.
