About The Position

As an Operating Engineer at JLL, you'll be the technical guardian of critical building infrastructure, ensuring seamless operations across complex mechanical, electrical, and life safety systems. This role places you at the center of facility excellence, where your expertise in HVAC, electrical systems, fire/life safety, and emergency backup systems directly impacts the success of our clients' operations. You'll manage everything from preventive maintenance programs to emergency response protocols, working with a team that values collaboration and technical mastery.

Requirements

  • High School diploma or GED equivalent with two years of trade school in electrical system design, refrigeration, and HVAC
  • NYC Licensed Refrigeration Operating Engineer (Q-01 or Q-99)
  • Local Union 94 membership
  • S-95 Supervision of Fire Alarms certification
  • S-12 City Wide Sprinkler certification
  • S-13 City Wide Stand Pipe certification
  • B-29 Supervision of Battery Systems certification

Nice To Haves

  • Experience in data center or critical facility environments including UPS systems, emergency generators, and switch-gear operations
  • Background in financial services or technology company facilities
  • Demonstrated written and verbal communication skills with proven record of excellent internal and external customer service
  • Working knowledge of computer applications including Word and Excel
  • Strong analytical abilities to assess system operations, determine root causes of problems and malfunctions, and implement corrective actions
  • Flexibility and availability for call-in work and overtime maintenance on a regular basis.

Responsibilities

  • Perform maintenance, monitoring, and repairs to all building systems including fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, PDU, generators, primary switch gear), emergency backup systems, and hot water systems
  • Manage facility services including reactive service responses, preventive maintenance programs, purchasing and inventory control, contracted maintenance coordination, and general maintenance operations
  • Review monthly client service request summaries to identify patterns, pinpoint recurrent operational problems, and implement corrective solutions
  • Oversee contractor activities within the building, providing advance training and notifications to ensure contractors understand critical building functions, work scope, and emergency contact response protocols
  • Develop and maintain Method of Procedures (MOPs) and Standard Operating Procedures (SOPs) for specific applications at assigned locations
  • Maintain accurate records of building rounds and readings, engineering logs, and engineering data sheets while performing periodic inventory checks of tools and instruments
  • Evaluate vendors and suppliers regularly regarding quality, verify accuracy of deliveries for count, pricing and description, and comply with departmental policies for safe storage, usage, and disposal of hazardous materials
