About The Position

The Turn Team Member is a temporary/seasonal, hourly, non-exempt, and non-benefit eligible position. This role is crucial during 'turn' periods, assisting with various operational needs across a property. Key responsibilities include furniture installation, groundskeeping, housekeeping, move-in day assistance for residents, and general maintenance support. The position requires physical ability, attention to safety, and professional interaction with residents and their families.

Requirements

  • Physically able to lift 50 pounds or more.
  • Ability to operate smaller tools like allen wrenches for assembling furniture.
  • Must be friendly and respectful at all times when interacting directly with customers.
  • Ability to report any incidences or complaints to the Community Manager immediately.
  • Maintain limited and professional interactions with residents and their families and guests at all times.
  • Commitment to staying hydrated, especially when working outside.
  • Commitment to always using proper safety equipment and protecting oneself from the elements, including wearing gloves and a hat when outside.

Responsibilities

  • Unload, deliver, install, and clean up furniture, requiring physical ability to lift 50 pounds or more and operate smaller tools like allen wrenches for assembly.
  • Perform groundskeeping tasks including picking up trash around the exterior of buildings, landscaping (mowing, edging, trimming bushes, planting flowers), walking hallways and common areas, and emptying trash bins.
  • Execute housekeeping duties such as sweeping and mopping floors, wiping down common areas and fitness equipment, cleaning offices and bathrooms, performing floor treatments, or shampooing carpets.
  • Provide Move-in Day Assistance to residents and families, requiring careful handling of personal items, friendly and respectful interaction with customers, and immediate reporting of incidences or complaints to the Community Manager.
  • Assist the maintenance team with punch lists (e.g., changing light bulbs, replacing air filters, smoke detector batteries), minor repairs (e.g., replacing a garbage disposal), major repairs (e.g., new HVAC condenser installation), painting touch-ups in units or common areas, and preventative maintenance projects (e.g., testing emergency systems, inspecting boilers, cleaning compactor rooms, maintaining common areas).
  • Enter occupied bedrooms only when accompanied by an on-site team member.
  • Limit and maintain professional interactions with residents, their families, and guests at all times.
  • Utilize all necessary equipment provided by the onsite manager.
  • Stay hydrated, especially when working outside.
  • Always use proper safety equipment and protect oneself from the elements, such as wearing gloves and a hat when outside.
